    Bit free with your accusations today ad44downey. What rattled your cage anyway? I don't remember seeing you in in the housing boards before and so certainly don't recall us having any 'rucks'.

    So why are you on my back all of a sudden on this and other threads. I hesitate to say you're a 'flag of convenience' because of your high post count and early join date, but I do always wonder when someone I don't know carries out an unprovoked attack - makes me obviously think that while I haven't had a 'ruck' with that particular username, that I may have had one with one of their others?

    Is this the case with you? or it just that you've seen other people having a go at me and you want to 'follow the herd', as it were?
    It's ok, don't get your knickers in a knot. There are lots of people here that think you are an idiot and hardly any of us have bothered to engage you on a thread. :)

    Looking around rightmove today with my new toy (Property Bee), I have discoverd that the houses we thought were holding their own, actually aren't.

    As an example, a bungalow my parents looked at a fair few months ago but discounted as it was slightly more than they could afford is now within reach ...or would have been if their house had not dropped similarly, we are only guessing on a new price, theirs is not on the market and they had been taking the average of house prices sold on their road to get their own value and are now taking a similar percentage off theirs as none of the same type of house is up for sale at the present time.

    Mind you, there is another one which was easily affordable before which has dropped down even cheaper (20k off), which has absolutely amazed them!

    It doesn't appeared to have effected the really high price ones so far, or maybe it is the fact that a falling market hasn't quite got throught to the owners but the bigger falls are being seen in the next drop down right the way through the market with average falls of 20k and some of 40K.

    Just looked at your area and the 'nice' houses are not immune. Some very large drops on the top properties of £50k or more
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    Its all coming down.... the only properties not coming down are the ones that people refuse to budge on price but then wonder why they are not selling or getting viewings.

    What I dont understand is why agents are still playing this silly game of lets put a house on for what we would have 9 months ago and see if we can sell it :confused:

    I just selected 3 bed houses in Banstead, then went to page 10 (to get into what might be called the "nice" area) - these houses are priced at £325-340k. Of the 10 on that page they were:

    1] On since May, no reduction
    2] On since May, reduced by £40k, sold
    7] On since April, reduced by £10k, sold
    9] On since February, reduced £35k, still not sold
    10] On since April, reduced by £35k, still not sold

    The rest were new on in August. So, 80% of houses that have been on since before August have reduced their price by about 10%

    my point exactly PasturesNew its seems the market has moved on but vendors expectations have not agents trying to present over inflated priced properties still continue to do so.

    I started to view a real dump yesterday (I say started I told the agent to stop after seeing two rooms :eek:) on at £210k which is sort of competitive but not for a house in the state that it was in. Literally two doors down an immaculate house WITH garage and nice garden that had been on since March at £245k just reduced to £215k no chain. I told agent of dive house - you have no chance of selling at that price - he agreed with me ... so what was the point of marketing it that price - thats what I dont understand :confused:

    They'll have to hold out a long time.

    I'm in a nice part of a nice city and I have a nice unsold house which is nicely reduced by about 16%.

    From where I'm sitting, there has never been such a nice choice, though I admit, it could become nicer still.

    Perhaps the OP needs a nice download of Property Bee?
