update....
so my EA has done quite a bit of research with the strange offer I had
to rent my property for 4 months and then to buy.
in a nut shell, there is no way for a contract to be drawn up which forces the renter to purchase at the end of the 4 months.... so that basically leaves me completely exposed for anything to happen.
i explained to my EA that he she is so desperate and serious to buy, then why doesn't she just make an offer? As we are moving out and in with my parents in 3 weeks anyway, if she has nothing to sell, which is what she told me, then why don't we both just look for a very quick completion.... we will be out in 3, she can be move in in 4 weeks, then no need to go down the road of renting at all. My EA completely agreed and is very worried about her proposition anyway.
Apparently, a few of the soicitors warned him about cases like this, when it is easier to get a 4 month rental contract in place, they move in, use the address to get finance and credit and then disappear :eek:
so still on the market.....

Sensible move Lisa, though I did see a Welsh property for sale this week which came with the option of a shorthold tenancy for 6 months. I'd not be too keen on renting that though, with potential viewers traipsing through from time to time. Just like things have been here for the last few months!0

another update...
no other viewing in place at the moment pawpurrs but............ jsut had EA on the phone again, he explained my concerns about her proposition and that I would not be willing to rent the property to her, so, she has instead put forward an offer plus he managed to extract a little info as to why she wanted to rent.
apparently she is buying the property for her daughter who has 2 children and they wanted to make sure the children would settle in the area..... so clearly if they didn't, she would have pulled out of the sale.
so here is the history of my prices and offer,
average valuation done for £225,000 4 months ago - put on the market for £220,000 - no viewings
2 months later dropped the asking price to offers over £200,000 - no viewings
1 month later dropped the asking price to £189,950 - 4 viewings, possible offers
1 month later had a meeting with current EA as coming to the end of there contract, gave our 2 week notice to switch agents with the plan to drop asking price again to £179,950, obviously looking for offers just under the new stamp duty threshold.
This started a frenzy of viewings with the most recent offer to rent before buying - turned this down and the offer has come in at £171,000.
OH and I, are both gutted to even be considering this offer..... asked my EA if he could get her up to just under the stamp duty which he said he had already asked and she said no...
Apparently she has a 50% deposit and a mortgage agreed in principle so can move on it all very quickly.........

On that basis 171 isnt a bad offer, but what are similar properties on for? Selling for?

we are still on the market for £189,950, as we wanted to do the new price drop when we went on with the new agent, but I think our agent has been telling potential viewers that we would except offers for just under the stamp duty threshold.
been in the house for 3 years, bought it for £142,000 and have completely gutted the whole property, new central heating, oak flooring throughout, double glazing... it basically hadn't been touched for 40 years and needed everything doing to it.
hard to know exactly what similar properties are actually selling for, as there are no SOLD boards to do any research on......but if you look at other 3 beds in our area, we are the lowest with this standard of work and interior0
