No Josie, I REALLY want to sell, no more viewings booked in at the moment, and getting increasingly anxious.
No feedback yet from viewers yesterday, so there could be a glimmer of hope there, I guess

joshiesaunt i live in new eltham and have lived their 22 years now but find greenwich borough a hell hole now.brought both my children up here although they never went to a greenwich school thats another matter they have both done ok so feel the need to get away from this overcrowded area now.i will be realistic and put my house up for a lower price then some of these people who are not living in the real world at the moment but it all seems pretty scary right now julie.

  • Hi all
glad to hear things moving for you davesnave (and pawpurrs too?)
davsiddips - not sure of the protocol on naming area we live in as fairly new to this site - did this in a previous post and it was deleted! hopefully I can say that it is in the borough of greenwich. where are you (vaguely?)

Hi Joshiesaunt :hello: try not to stress today - because at the moment there is nothing you can do until monday.
If all they want off is £1,500 I would just swallow it, if it means they will exchange asap!!!! Think of the bigger picture... if you have to start the process over again you will almost certainly have to take an offer alot lower than the deal you have arranged at the moment.... like the other poster said I think prices still have someway to drop, more houses are on the market less mortgages are available and the doom and gloom news gets worse and worse at the moment!

If schools are a consideration and this is part of your motivation for moving Im sure its worth it!

I went to school in the borough of greenwich and did ok, I also just sold in the borough of greenwich and am expecting first baby - I have no desire to send my child to a school in greenwich in the next 5 years from the information I have about some of them if I can help it!

do it today we think its worth dropping to sell as we bought 22 years ago when it was a nice area.greenwich schools are terrible only a few primary schhols are ok secondary schools forget it pretty dire.we had to send son out of borough to a grammer school which greenwich did away with years ago.my gripe with the area is traffic and spoilt chavvy kids bringing the area down although we are not the only area like it but the prices houses go for you would expect better.

  • I don't know if its of any use to anyone but at loose end I did some research which tracks freehold house prices compared to leasehold flats in different areas of England and Wales through both previous recessions.

Property type 1 Freehold terrace back to back Leeds construction c.1900.
    c.1985 average price 10k,
House 1. originally 1 bedroom full dormer extension (loft conversion) added.
    c 1990 sold 22k, sold Mar 03 34k,..................................... sold Feb 08 95k
House 2 (next door to house 1) 1 double bedroom
    ........................sold Dec 03 38k, sold Jul 04 67k, sold Aug 06 74k

Property type 2 Leasehold Flat 1 bedroom South West commuter town, construction c.1970 original fittings c.1990 average sold price under 40k,
    average sold price 2000 40k - average sold price 2001 43k.

    Flat 1 sold 03 original 79k, sold renovated 06 95k
    Flat 2 ....sold 04 75k, sold 06 95k, renovated sold Aug 07 110k
    Flat 3 ...sold 04 85k, .......................asking price Jun - Oct 08 97k unsold
    Flat 4..................sold 06 original 101,500 sold Apr 07 105k
    Flat 5 .................sold 06 original 95k sold Aug 07 renovated 113,500k
    Flat 6..............................................sold Sept 07 113,500k
Flat 7 ................................................next door to flat 3 sold Sept 08 84k

House type 2 bed terrace construction ex LA c1970 Wales

    House 1 sold 2000 39k, ............sold 05 100k, ...........sold 07 115k
    House 2 .................sold 03 60k, 04 95k
    House 3 ............................................sold as original 06 95k
House 4 ...................next door to no 3 sold extended 06 111k
    House 5 ..................................................................sold 07 113k
    House 6 .......................................................................sold Feb 08 105k

To sort of give a picture of what has happened before.

I add the caveat - prices have risen after a recession and staying in that house as long as possible helps but if factor in if interest rates rise another 7% again.
    No longer half of Optimisticpair

I think the area has changed for the worse over the last 10 years... I think it could get better - but am not interested in waiting another 10 years to find out. I am particularly unhappy with the way the council's runs things  If you can afford to take a drop then do so if it will get you what you want tbh last years property prices were inflated anyway across the board I think...

The couple who came on saturday were apparently very keen, waiting to hear if they are going to offer, keep your fingers crossed. He wanted to offer straight away, but she wanted to think it through, so we shall see.;)

Fingers crossed for you Pawpurrs x

The viewer at OH's house was very positive, wants to come back with his wife this week, was asking what would be the lowest OH would accept and how quickly he could be out, so lets hope this works out.

  • Good Luck to Mishmash, Pawpurrs and Davesnave and all the rest of you trying to sell/move on.

We've decided that we're not in any rush as don't need to sell at the minute. So I'm going to let the EA contract run on till December and then probably take it off the market.

No point having stress when we don't need to have it!
