Need to sell my house QUICK, should i consider a home buyer company??

aintree is a good family area and there is access to lots of shops etc. The house looks lovely from the outside. Presentation is very clinical and lacks warmth ie it does not present as a family home. It is being presented like a yuppie waterside flat. Someone with a good eye for adding warmth needs to come in here as I bet it can be done with cheap paint and the right subtle colours. There is too much black and hard surfaces, which makes it look stark and cold. Top marks for cleanliness etc0

Thanks for all your replies. Its interesting hearing things from someone elses perspective.
Someone mentioned proximity to railway line, the line i think you have seen is disused and so that doesnt affect the house, the train station is about 15 walk from the house and takes you straight to town centre.
I had alook on the nethouseprices, these properties where built in 2000 and those where the purchase prices. The last house to sell was a part ex from a house builder and did go cheap but it is smaller than this. On the next street the houses the same as ours last went for £198 and £193, about 2 years ago we where thinking of selling and where valued at £205! Obviously that was when prices where high.
I think i'll drop it to £165 and see what happens. Other houses the same as ours without the garage conversion and the old kitchens are currently up for more than ours.
I do agree about the writing on the add it is a bit difficult to read and i will ring them in the morning. I will ask my friend to ring and enquire. We are actually up with 3 different agents currently.0 -

I do property presentation as a living and help people sell (don't worry, not trying to sell you anything, you live miles from me!
).
You're house looks lovely in the photos, and like the agent says, very modern, but I have to agree, put some bedroom photos on there, and also, add some colour - try adding just a small bit in cushions, pictures, etc, as it is all rather monochrome. You don't have to pay out a fortune - try freecycle, borrowing stuff just to stage it or charity shops, plus you can get some great stuff from wilkinsons, rosebys, ect really cheaply without it looking cheap IYKWIM.
The reason I say this is because people will walk into a property and either get that 'feeling' straight away, or they wont. you want your home to feel warm and inviting, and colour is one way to achieve this. Don't go overboard though, just a few touches - try using the colour you have on the wall in your kitchen to add continuity. Also, plants and living stuff are all good, as they make a home feel lived in.
I know all this sounds a bit 'whatever' to some people, but if your house is priced right (sorry, don't know your area so not sure on that) and you have the best looking house in that price and situation, you will sell. You obviously have a well presented home, it just needs to look a bit more 'friendly' (well from the photo side of things anyway, I am sure you have a lovely friendly home
)
Also, the wording on the rightmove site is a bit too much, made my eyes go a bit funny looking at it, as it's not laid out very well. Can this be changed so people will want to read it?
Did you say that you are on with three agents? Get them to give you an HONEST appraisal, speak to one of the sales negotiators who are selling your property face to face, they are usually more informative then and ask them what buyers of your type of house are looking for? what would you need to do to encourage them? I know you have probably already done this but it does help, then keep ringing them (a pain I know) but that way they'll remember your property and maybe push it a bit more (I know this works in a faster market, estate agents are quite desperate too at the moment and are getting a bit better at pushing stuff)

Dont know anything about property in sefton but I would avoid cash for your property companies like the plague. If things are that deperate work out what is the lowest you would accept on the property and put it up for that and dont accept lower. Who knows you may get a few people interested and get a couple of k above your new asking?? only takes two buyers to fall in love with a property.

Can I just second that. The worst thing is to stick out for too much in a falling market, as things just get worse.
Also, I don't believe that you can undersell a property. I'm not suggesting doing this, but if you stuck the property on the market at say 'offers in excess of £50k' you'd get loads of people interested, eventually you'd move to sealed final bids, and you'd achieve the true market value.
So, as Davey says, work out your lowest price, and stick the house on for that. If it's significantly below market value, you'll get multiple buyers. If your lowest possible price is still not attracting buyers, then at least you've find out sooner where you stand.

you say that it is on with three agents.
Why haven't the others put it on rightmove?
Surely ONE of them has better photos and description.
I would worry about the one you have shown if they couldn't be bothered to move the chair out of the kitchen shot (Which gives a very cluttered look) and give a much more conventional description listing rooms individually.
Do bear in mind that the BEST method open to you, to sell your property is Rightmove and you are certainly not giving yourself the best chance of a sale, and if you miss the boat now, many of those buyers will disappear.
Most of all remember that they are YOUR employees.
They should do what YOU ask (and eventually pay) them to do. Not the other way round.
