Thanks teabelly, there are other older properties near for less but the area is different and not as nice, so houses here tend to go for more.
The 3 bed semi's are considerably smaller than this, but at the end of the day they are our competition.
Think we will drop the price by about 10k and see what happens, from next week i will be commuting to Kent to work in the week, so its going to be hard as my husband and two kids are having to stay here!!
Not sure about auction, dont they go really cheap! I mean i need to make some money on the property its only just had a brand new kitchen!0 -

pikeypokey, it seems to me that you are just wanting too much money.. If people in the area are not wanting to buy for that much, then you are just going to have to wait until someone comes along who really wants your property and can afford it. It will take a long time in this type of market though!
Where did you get your asking price valuation from? Looking around Aintree, just based on a rightmove search, I don't know the area at all, it seems to be massively over-priced. Especially if you're wanting a quick sale!0 -

Have you thought about dual agency? or putting it up with one of the companies where there is no agent? we decided against this route but looked into it when we were selling.
I had to phone my agent constantly to get them to actively market my house - had them back to retake photos of it as the ones they used were rubbish. Also get a friend to phone up asking about houses like yours in your area... di the agent recommend yours? h ow enthusiastic were they about your property?
When we sold our agent were rubbish - but i had entered into a contract with them so were stuck with them. The agent who was selling the house we bought were amazing... actually we bought our oringial house of them... we were seduced by the agent with a cheap % rate for fees.... but it was a bad mistake on our part. I am not running down estate agents some are brilliant... some arent.... it makes a real differnce.

One thing that might be putting people off is perhaps how badly the house details are presented. Is it just me or does everybody else just see one huge paragraph of information with no spacing out at all? I know it shouldn't make any difference but I find it really confusing.0

When you put your property in auction YOU set the reserve price that you want based on the auctioneers valuation. You MIGHT acheive a good price if properties in your area rent out easily.
You may acheive it, you may not but it depends whether you beleive that property prices are inclined to fall another 20% less, in which case you might feel that the low amount that you could acheive NOW is more than you could get next year and still a damn sight more than what you would get if the lenders reposessed and then sold it.
I hate to see anyone in your position but there is nowt that you or I can do about that. Renting it out could be an option but I suspect that you would prefer to make a clean break.
If you are able to sell for more than you owe then you might want to consider that, otherwise you will have to stay put and hope for a quick recovery in the market.
Forget the credit crunch, traditionally property doesn't sell at this time of year anyway. You need to wait till Sept, but I would also suggest moving to a different EA who will do a much better job of presenting your property.

According to www.nethouseprices.com the most recent sale of a detached property in your street was £162,000 in May 2006. That was in the middle of a property boom. Prior to that they were going for around £83,000 in 2000 and had risen to around £116,000 in 2002.
The market has changed significantly since May 2006 and house prices are now dropping - rapidly. The Halifax and Nationwide indexes suggest that average selling prices are now back to 2006 levels. There is regional variation as well, and the north west is falling a bit quicker than the UK as a whole. To me this seems like the £175,000 asking price is too high, particularly as you are looking for a quick sale.0 -
My own feeling is that if you have done some more work - get the EA back to take another photo - I found one of the kitchen ones very confusing - might be my eyes:o - but it looks as if there is a board in the middle of the kitchen.
Agree that the back garden needs a pretty up - and I think the photos of the lounge look a little dark (quite like the paper - don't think it does the room its best favours) and the one facing the door is not good.
Also think you need to show the bedrooms - I want to see as much of a house as possible before I go to look - iyswim.
Horrible market at the moment means that even keenly priced houses are not shifting very easily - so you actually need to be ahead of the market rather than in the midst of several houses around the same price. I know how hard this is cos I have two on the market at the moment and getting fed up trying and thinking of renting them both out and trying to find something for us to rent:eek: - 2 kids, 14 cats - could be a problem - lol!
I like the idea of getting a friend to ring up and ask for your kind of property - must try that one myself, cos I hadn't thought of it - and I am pretty sure that at least one of mine (the renovated 260 year old cottage at pre 2004 price) should have had more interest!
