Need to sell my house QUICK, should i consider a home buyer company??

    I thought the house looked very good. It was certainly a place that I would have been happy to have brought up a family. It would be possible to improve the particulars - for example theere is no photo of the dining room or bedrooms. Even so, I would expect quite a bit of interest IF it is very competitively priced. If not, then it doesn't matter how you tart up the listing.

    I meant that it seemed pretty substantial for an FTB.

    Well it is more than a FTB who had been saving up in the rising market would expect, but I imagine now the market is falling, many of them will have saved up enough to buy it if prices drop as much as people on these boards are saying...

    Hi,

    We sold our house 18 months ago with an online agency www.housenetwork.co.uk because their fees were so much less than a normal agent we used the extra we were saving to offer to pay the stamp duty. I think that may have attracted more people becaue they wouldn't have huge solicitors fees. Our main reason for going with them though was the details they produced on rightmove. We had about 20 photos so you really got to see the entire house which really gives you the opportunity to "sell" it if it's up to scratch. From the photos you have on rightmove I would say the house looks lovely and I certainly have no issues with the decor. Another thing housenetwork did which I love on house details is floorplans. As a buyer it always makes me look more thoroughly ata property's details if you can invisage how the house is set out.
    I have to say they were fantastic and we will definately use them next time we move.

    IF you have owned this property for a while and have equity you can afford to lose then price very competitvely for a sale.

    Otherwise your best bet is to rent it as a forced sale will lose you a lot more. I am sure bank will have no issue with that. In the current envirnoment last thing they want is yet another repossession.

    If you price your rental keenly you can rent it quickly. Discuss it with the bank.
    The worst thing to do is to do nothing because you are just paying out money.

    Your agents arent going to help you much if they think that lowering the price wont help you sell.

    If you want to sell to a FTB then multiply an average salary for your area by 4 and then add 10% for a likely deposit. I think you'll find youll start getting offers.

    That does however put your property around the £100k mark.

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
  • Just like to add, as a ftb that's been looking lately price is the key. If the person thinks they are getting a bargain its sold. If you can afford knock 20/25k, I think you would certainly get some interest then. There is so much hassle with renting, and you have to ask yourself if it's worth the hustle, especially if houses prices are continuing to fall anyway.

    being from aintree myself and looking to buy, thought i'd add my two cents :)
    the house looks lovely, but agree you could do with some bedroom pics and a floorplan, definitely helps when i'm interested in a property.
    fyi, the barlows lane one on for £110K isn't a repo, I went to see it the other day, its a part exchange house an it going to auction, the 110 is the guide price.(it was prev on the market for £165K)
    anyway, i don't think your house is badly priced for the area, but the EA's are right in that you're only really getting FTB's buying at the moment (even tho i'm looking and i'm not!) and the price is way over most peoples budget
