Last nights programme was the most obvious though, in terms of bad avice.

FTBs for a flat in Newcastle, buying converted houses with the bathroom off the kitchen. So they choose the one in the slightly better student area and Kirsty tells them how quick they have to move to get on the property ladder. Then Phil walks down the road telling thenm the prices that have been achieved in the past year and they are all (except one) with in 3% of their price; still they are told to move quickly.

This episode was just begging for a revisit this year and a display of unsold properties and lower achieved prices, but we didn't get it.

To be fair it would be almost impossible to find a 2 bed flat in Newcastle (central wards at least) where the bathroom isn't off the kitchen....except new builds, which are even worse value. That is the design of Tyneside flats, which form the majority of ftb properties in the area. Every one I and friends lived in as students were designed like.

Their insistance on not living in a student area and then plumping for West Jesmond was irritating. The other areas they looked at were probably less studenty. West Jesmond is full of students but the posh 'more money than sense varieties' whose daddies would buy them the house. They were actually worse to live near than the 'normal' students because they could afford the big parties and to drink every night.

She gets a lot of unfair stick for that comment. It was made in the summer of 2004, when HPI was slowing, and what she actually said was that if house prices did not pick up, she would eat her hat. She was absolutely right, prices started rising again the following month, and continued to do so for the next 3 years.

    Listen here.
