If needs be, then yes 3bed + study, but only if you come to a view that this is what the people who should have your house actually want, and that they are put off by the present headline description. Or do whatever your review of the market suggests. You are obviously reasonably successful getting viewers - now it is a question of getting the right viewers.So you mean sell it as 3 bed plus study? At the moment I feel we are falling in between two types of buyer. The couple/baby as you say may not want a 4 bed - even though ours is priced similar to the 3 bed semis. The couple/3 kids will not find our 4 bed suitable because of the room sizes. It seems the people viewing need decent size rooms. Small rooms just don't seem to cut it. Why are others not viewing? I always find it curious when people quote out of context to prove a point. I didn't say the house was too expensive, I said it was too expensive for either of usto buy each other out - considering the amount of equity we have currently.

Re the price. The EA thinks it's cheap. Looking at Rightmove seems to show it priced ok. Reviewing sold prices doesn't really help a lot. According to http://www.nethouseprices.co in the last 3 months for which figures are available 13 detached houses sold in postcode SS12. None of them sold for less than we are selling for now. The cheapest sold for £234,000. The next cheapest sold for £260,000. The EA does not recommend any further reductions. He believes that it is priced for the lower market to come not the market today, Of course that decision is always subject to review.
One thing that the EA did suggest (and which has been pointed out here) is to do more decluttering. We have already done quite a lot but I guess the comments of "too small" may indicate that we have more to do. I think we will concentrate on that area before doing any repainting or floor covering replacement. Once we have 100% decluttered then perhaps we will go over those areas.0
