Beginning to Think Our House Won't Currently Sell at Any Price

    Ah - that explains the master bedroom then. Is it the photo or is there a shortage of space walking around in there? Could the unit at the end of the bed be moved, to allow a buyer an easier route to look out of the window? (also, is it pointed out to buyers that the bed is a kingsize?)
    The neutral colour pallet is basically creams. People used to favour good old magnolia however this can take on a very "apricot" shade once put on a wall and can look rather dirty in some light. Some people like white, but white can look very cold and "blue".
    As another poster noted, the lounge appears a bit corridor-like. Could the sofa be moved? As the room is long, you may find it works best to split the space. I also have a similar shaped lounge and we have one end with the tv, sofa, armchair and lamp table, and the other end has an armchair, lamp table and bookcase overlooking the garden. Your current layout has a footstool blocking the viewing of the garden.

    Could you swap the furniture in bedroom 3 and 4 around so that the smaller one becomes the office - I know you probably like the space but wouldn't it be better to show the larger room as a bedroom and you could perhaps "disguise" the high window better as a study, even if it means not putting all the study furniture in the "new" room, I bet most of the books aren't needed all the time.

    You could do the "feature" wall thing in the lounge or use darker colours on the two shorter end walls, it might create some sort of optical illusion and make the room seem squarer.

    I agree about the floorplan too, I think they are a great idea, having moved around a bit I am always astonished by my OH who can not remember the layout of any house seconds after we have been in it.

    Best of luck selling, try not to worry too much, the house next to ours has just sold and if that can sell anything can -don't take that wrong, I think you have a great house and the price looks good from what I can see.

    Allnutt's photos much better and more flattering than Abbotts. It is small - really only 1 decent size dbl bedrm, others are really singles. Lounge isn't big especially as there isn't a sep dining rm. Both agents fail to mention potential of converting garage to extra living acc. Colour schemes don't seem that outrageous. I've seen thousands of houses and house plans during my career and regrettably because of its room sizes it's not one of the best of its type and again regrettably you cannot alter this.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Have been in a similar position, have been on the market since May last year, dropped from 279,950 to 249950, over the 12 months, needed to sell due to split, was about to drop price again when fortunately for me, my ex wifes parents have decided to buy me out to relieve the stale-mate, and retain a percentage of the property as an 'investment'. Living with your ex parther that you've been divorced from for 6 months is not easy, so I can sympathize.

    The computer etc is in the smaller room. I'll need to check out the details again. The agent might have got the photos mixed up. Then again if I made the smaller room the bedroom and the larger room the study then that would mean the high window was in the study and not in the bedroom.

    It'd be great if her mum and dad bought me out but I just can't see it happening. We do still get on well but I don't think they could afford it.

    It is the photo. There is easy access around the bed. No, I don't mention that it's a kingsize. I suppose I should really. There's approx 1ft and half between that unit you mention and the end of the bed.
    As regards the lounge, I was wondering if it would be better if we replaced the coffee table with a smaller one and removed - or moved - the cabinet. As regards two areas, I'm not sure it's big enough for that.

    Well I have 3 daughters still living at home. The main bedroom would be fine for me but I have been put off by houses if the bedrooms are as small as your other bedrooms. I couldn`t afford a 4 bedroom house when I was looking 18 months ago so bought a house with 3 double bedrooms and the master bedroom has a dressing room which is 10x8 and my youngest daughter has this as a bedroom.

    I can see where you're coming from but the smallness of the bedrooms etc is reflected in the price. For a "normal" 4 bed the prices are about £270,000+.
