Beginning to Think Our House Won't Currently Sell at Any Price

    Those bedroom sizes don't sound too bad. However, are the other rooms in proportion? Does it have a relatively kitchen, for example?

    I wouldn't be tempted to drop the price again, but I would ask potential buyers exactly what was it about the house that made them feel that it was too small for them. I'm surprised your estate agent hasn't been more helpful.

    You could then address whatever negatives and hopefully get a buyer.

    if a similar property to urs is 10k more than u should drop urs another 10 so that people when they look at it think "oh my god what a bargain"- it worked for us......

    These are my first impressions after looking at the photos;-
    • Looks really nice from the outside
    • Lounge seems to be lacking in floor space due to size and number of furniture.
    • Upstairs, there's one room with white furniture that seems to have same problem as lounge.
    • Is that straw or grass on your lawn?!!!!LOL
    In general, though, all the rooms seem to be quite personalised. Have you considered boxing up and putting into storage as much of your belongings as possible? This would help to unclutter the rooms. Also, whilst I'm sure you just want to get the place sold and move on, there are areas where some de-personalising would definitely help such as the lilac wallpaper in one of your bedrooms. If you were willing to make improvements, some neutral colours would also make the rooms feel bigger. This only works when a good job is done though - a brush waved about full of paint just won't be enough!
    I see that you have dropped the asking price again. At this rate, would your estate agent start describing it as a "refurbishment project"? !
    This is just my opinion and I'm being blunt so I hope you haven't been offended in any way. In general it's a nice looking house and a year ago it wouldn't have had any problem selling.

    Of course you haven't offended me. I'd rather have honest opinion. Re the white furniture room, that's the main bedroom and the bed is a king size.
    I dropped the price last Monday. You say all the rooms look quite personalised. I didn't think they did however, you have made me think.

    Edit: I thought most of the rooms were in neutral colours. Please correct me if I'm wrong.

    I guess this sums up the state of the mark locally and probably elsewhere

    Detached/semi detached sold 3 month period March 07-May 07 = 121
    Detached/semi detached sold 3 month period March 08-May 08 = 53

    Of course these figures are now well out of date but I have no reason to think things have changed for the better

    The market there is prob the same as everywhere..... dead. Unless there are NO issues with the property (too small) it is in a sought after area and is priced to sell big time. And then if there is a chain then remember 40 % are falling apart so it seems to be getting worse on a weekly basis. Had ours on since last Sept, sold and then it fell through. Mostly timewasters viewing now. A mate sold his place to one of those firms, they do want to beg them, probably more so now. Saw a post somewhere someone was offered half what ea valued it at. Think I would have lamped the bloke if it was me.
    I came in to this world with nothing and I've still got most of it left. :rolleyes:

    A floorplan might help too, if people thought they could knock a wall down and jiggle things about a bit, maybe.

    And yes, the wall colours etc are a bit strong/personal. Neutral basically means magnolia or near as d4mmit.

    I suppose the living room is a bit like a corridor but i don't really know if much can be done there.

    Ask your EA to do you one. Many EAs do them now and you're with two agents, surely one of them will do it.

    Or make your own by googling for "free floorplan software" then struggling and swearing with it for 2 days.

    Personally, I'd probably nick a screen grab of somebody else's (that was the same layout) from about 400 miles away from my house and then fiddle around with it to remove their room sizes and add my own.
