I think you've most probably had a lucky escape. I reckon she would have messed you around big time once you had invested money in a sale, people like that always do.
First lesson is,and it is hard for nice people( which I suspect you and your wife are) don't trust anyone that knocks on your door.
Keep a distance from any buyer or it will end in tears as you are emotionally involved. I'm sure if this had happened to one of your clients you could take a completely detached view.

In fact a lot of you on this thread are just downright distasteful.
When you think of it, people can't save money if there is noone out there to sell, and we all sell with a profit in mind. Isn't that capitalism?

Your house confuses me a bit.
It looks large in the picture, but the room sizes show it to only be about 10' wide. So I'd wonder if it were only half what's in the picture.
The most any house has ever sold in your road was £215k, before any of the NR problems or credit crunch. Before the market falls.
You're asking £225 for it now.0 -

Appreciate the comments, it's the secret of the EA's wide angle lens, which they all admit to using...
The previous house sold has no parking (apart from grass verge) and also a garden which is half the size.

Due to a couple of unhelpful irrelevant comments about my ability as a mortgage adviser and the fact I live in an ex-Council House, (where did that come from?), I feel that it's time for me to dip out of this thread.
Appreciate your comments one and all (especially OldmcDonald - play up Pomey indeed - let's hope the Saints don't have 27 years of hurt waiting for promotion - but I suspect that's what will happen!)
