    Truly take some glee from looking into the future: looking at old lady's track record all the agents in her area are going to be wise to her soon, so when she asks for 'what's your bottom price' agents are going to say £1k less than its up for, knowing she will be back with a offer of her own liking.

    Also agent may know she should have cash but I would still ask for proof before any negotiation - she may have put the cash away in 1 year bonds and would therefore be looking to drag out the purchase process.

    If she comes back I would tell her as she has messed you around once to take a hike. But if you really don't want to do that, tell her to put her cards on the table, if you like the offer get her to agree in writing what she is getting for what she is paying and a date for completion - she sounds a nightmare who will suddenly need you "to leave all your furniture and belongs because she doesn't have enough money to complete because you charged her too much for the house"

    I've heard stories that the local landlord tells people to get them to sell their house for less (I really need a house for myself...)
    Pretty standard behaviour for crows.

    Oh yes, loads of glee. Glee that another money saving buyer can get shafted by greasy EAs and avaricious vendors? I think you are on the wrong site.

    Sounds like a very savvy buyer in my opinion.

    She is looking for the best deal. It is not her problem that you cannot afford the house you want.

    Don't know when you bought the place, but the equity you have is unearned money.

    6 months down the line, when you cannot sell, you would have wished you'd taken this offer.

    Answer...play hard-ball with your buyers.

    Any people looking for a mortage, I would advise against using this broker

    If you read the thread Truly didn't mind the money saving bit, what got him annoyed was the little old lady act and stories that she spun.
    This women has also used the same tack of knocking on the door to talk directly to home owner.

    I personally don't think she sounds like a saavy money saver I think she sounds like a women who likes wasting peoples time and getting lots of sympathy that she doesn't have a perfect retirement.

    Oh and by the way bf109 did you only swallow the 'A' section of the dictionary - do we have lots of big words to come from the 'B' section next week?

    I'll leave people to make their own minds up about my professional standing, which to be honest is no concern of yours. To me, MSE is not a way of touting for business, if I can help people out with queries (especially given my knowledge of the inner workings of high street lenders) then I will do so.

    The signature is to let people know that I deal with mortgage related enquiries day in, day out and that I don't get my knowledge from a best-buy table in your Sunday Paper.

    When I started this thread it was to show an example of the marketplace, not to get unsolicited, unsubstantiated abuse from people like you.

    ... As soon as she asked the question regarding lowest price, we handed over to the agent for them to deal with her. She did try to bypass them by leaving her mobile number, but that wasn't the way I wanted to do things.

    My biggest gripe was that she sold the 'sweet old lady looking for a home' routine during the whole viewing - while in the background was lurking a savvy buyer. Which is fine - I just feel it was a little underhand.

    Stories about 'I can't stand sharing a kitchen much longer' etc etc - real sob stories designed to gain sympathy.

    Even had the whole 'chased by my ex-husband' scenario as well - it was like an episode of Eastenders ! :rotfl:
    There are some buyers whom it is well worth walking away from. They are grief however much they offer. Whether she is in that category is for you to decide. As she is so sharp, if she comes back with another offer, then it is <your price> or no deal, she to have contract signed and ready to exchange in 6 weeks. As a cash buyer she can do this. And if she accepts, you will have to be ruthless about going back to the market if she even hints that the time will not be met.
