there might also be some people who buy with a view to renting them out - that way even with your clause you are still likely to have people renting the house next to you.

That has happened up the road from me where there are a lot of 4 and 5 bedroom houses and they have been rented out to DSS families with 3+ children. Like the other posters have said, there are no guarantees...

A lot of mortgage companies insist on no DSS/HB/LHA for BTLs so lower chance, also those forced to privately rent tend to be the lower priorities for the housing group e.g. the low income couple with two kids rather than the single mum with 3 who will have higher priority.

There are plenty of decent people in social housing (the majority) and many decent people not working. However the really bad nightmare cases are such a nightmare that they tend to be not working and also have nothing to lose by being a nightmare. A professional/student renting has consequences with employer references/university disciplinary/a record being a bad thing/will need LL references in the future/need to get up for work so drinking until 3 am a bad thing..... the real nightmare ASBO family of feral kids or the crack dealer, NEET chav etc have no such boundaries and often have priorities for housing so social housing disproportionately accommodates these groups less welcome elsewhere and whilst the majority of social tneants are fantastic a higher proportion of the incoming tenants have unusual circumstances and it really does only take one special case to wreck a street.

I agree, I would tread carefully, you never know who is on the H A list. By the time you find out it could be too late. There are a lot of decent folk in these places but it only takes one wrong ethnic family who drag the relations in and it all goes pear shaped. There are a lot of other scumbags out there who are not happy until the place is like a tip..

All the scum of the earth I've ever had the joy of living near has been ethnically british we excel in making chav-bunge-drinking-scum-!!!!less-morons - practically every minority group has better social mobility (better exam results, more kids from poor families becoming doctors / going to university), better community support (fewer isolated abandonned old folk left to rot), many other religions disapprove of alcohol abuse and having loads of kids without a father/s around and lower divorce rates.

Social mobility and exam results vary.

As I understand it, Jewish and Chinese children do significantly better than white British ones. Bangladeshi and black children (esp boys) do worse.

I see the point, i lived quite happily in social housing, went to work, paid my bills, got on with the neighbours where i had to, didn't make my business their business so it was fine.

The people under me did an exchange with a family of junkies and my world was tipped upside down, and I left the home i loved.

So it just takes a bad one to throw your life into chaos, but i'd still be living there if they hadn't moved in!!
Treat everyday as your last one on earth! and one day you will be right.

working class white boys are pretty much the lowest achievers

Black boys do worse than white boys but practically every other ethnic group does better, which given the fact white kids are less likely to have come from poor countries or illiterate backgrounds with english as a second language and to have many generations of supportive families is pretty damning on the native culture and values.... we know the obstacles, problems, prejudices facing a lot of ethnic kids... why is one of the lowest performing groups our home bred....

I'd love someone to explain how the 'polish steal our jobs' - so some poor b&gger with 50 quid and a bus ticket, no access to social housing and virtually no english has 'stolen' the jobs??? Or is it just a damning incitement on the quality of the natives....

My advice? It's a new build - run like the wind.

Don't sign and exchange unless you are absolutely sure this is what you want.

But, my advice - run like the wind.

Given the massive (white) immigration from Poland etc, is this still true?

Very simple, they work for a lot less. I know someone who owns a small factory making sheet steel fabrications (ventilation ducting etc.). Last year he managed to get rid of most of his long-term British employees and replaced them with Polish, Latvian and Slovakian workers (about 12 blokes involved). He pays them about half as much.. I guess that the British workers might consider that they have had their jobs 'stolen'.
There are also a lot of unscrupulous agencies that recruit Eastern Europeans, pay them very little and then make spurious 'deductions' that lower their actual pay to well below minimum wage. Some of these guys are left with £10-20 for a week's work after 'deductions'. There is a lot of it going on.

My point was really against the racist implication that ethnic minorities are problem neighbours.... every ASBO-chav-order I've heard of has inevitably involved an estate/road/area being blighted by a little darling terrorising the neighbours called Kyle/Paul/Jake/Shane and I can't remember any involving Vlatislav or Mohammed

Not all "social housing" residents are bad - sometimes it's those who are homeowners who have no respect for their neighbours and are troublesome. Having money does not necessarily make them "better" than anyone else!

Quite right. I've had more problems with my current neighbour (owner-occupier) than I've ever had with anyone else, and I've lived in over 20 different places.

My sister is moving into a 4 bed newbuild property as a housing association tenant at the end of the month.
