In the current climate do not touch with... unless you are willing to live next door to scum for 10 years (without complaining) until the next surge in property prices
If you do go ahead then don't whine to the HA - the socially marginalised are fighting the socially excluded these day for a place on the housing register
I know it's not PC to say this but Its a better investment to put your money into a furnace than to put your money into any new build where the excess unsold may be passed onto a RSL
I have over 20 years experience of working in HA's and council housing - AVOID NEW BUILD unless you can afford to light your fags with £20 notes

Could you add 'some' in there please...not all of us HA housed tenants are like that.
In fact, the vast majority are hard working and thoroughly decent people.We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.

Unfortunately in my role as housing manager I only come across the problem cases - therefore I tend to look at social housing through... shall we say weed (as opposes to rose) tinted speactacles
I know that when one of my staff comes in and says "I've just signed up a normal family" everyone in the office sits up and takes notice. Whereas 20 years ago this would have been the norm

there might also be some people who buy with a view to renting them out - that way even with your clause you are still likely to have people renting the house next to you.
That has happened up the road from me where there are a lot of 4 and 5 bedroom houses and they have been rented out to DSS families with 3+ children. Like the other posters have said, there are no guarantees...
also,when my single hard working her entire life self-employed mum went bankrupt the stress made her already failing health even worse. with 3 young children she got a housing association house.
may sound biased, but we were lovely.
even though i moved out i still go to visit my old neighbours, who owned theirs, btw.
due to such bad health as well as mobility problems, in 10 years or so mum has gone from owning her own nursing home to needing to live in one herself.
just cos ppl are not working does not make them bad ppl, just cos ppl are not home-owners doesnt make them bad, if they live in a flat as opposed to a house, single mum with 3 children=bloody hard worker---NOT gd4nothing scrounger.
by no means is this comment directed at everyone, growing up the way i did made me realise that some ppl are very understanding and non-discriminating...however---for those out there that this is directed at...(stopping here as rule number 1 is telling me to pls be nice to you!)0 -

I was unlucky enough to be affected by this when i bought my first house. Our builder ran out of cash and sold 40% of his total stock to housing association. I have to say it was an absolute nightmare and held me back on the housing ladder for years.
After 7 years of police coming out every Friday to arrest one or other of the people opposite for domestic abuse, their kids using my driveway as a goal and me being told "F**k Off you f**ck**g !!!!!! when I ask them not to stand in my borders and drop litter/spit, I sold and left. It only takes 1 family you know.

Buying a new build could mean living next door to the tenants that social housing didn't want.
These unsold new homes shouldn't be sold (at full price) to HA they should be rented out via them for nice cheap rents.
House prices need to fall and stay low.
The UK economy needs cheap rents and cheap housing.0 -
I own my home in a street that is mainly "social housing".
When we moved in, only three homes were privately owned and it was a lovely place to live.
Then the house next door was sold and our lives have been hell ever since. All of our problems are caused by the current occupants - trouble with parking, constant noise, loud music and arguments, bonfires and barbeques (followed each morning by loud vomiting), people visiting at all times of day and night, smelly chickens . . . the list is endless. We can't wait to be in a position whereby we can move to get away from them.
Not all "social housing" residents are bad - sometimes it's those who are homeowners who have no respect for their neighbours and are troublesome. Having money does not necessarily make them "better" than anyone else!0
