A classic example of an agent who cant be bothered. They went initially for the high price quick sale on the off chance somebody was in the market for that particular type of house. This way they make a killing with minimum effort. When they get so much in commission why are you having to do all the running around? It makes me so mad!!! They (EA's) are in part to blame for the bubble we now all sit in, through hiking prices and making people gready (not that i'm implying you are in this case). People have been forced to pay asking prices through the necessity to move.
Traditionally it is reall a bad time to sell on the road to Christmas. Only use the auction as an absolute last resort. Is renting it out an option? If you are really desparate to move, i would work out an absolute rock bottom price you would accept and go for offers over that. Hopefully then you would still profit and be able to continue with your plans. The danger in it dragging out will expose you to the market downturn which has to happen sooner or later.
Lets hope this downturn weeds out the good agents from the bad.

I also checked out your current estate agent fact sheet, a bad joke! I agree with the other contributors, get rid of these EA clowns. You are selling a 1/2 million property, there are EA with the relevant expertise who will advise accordingly and sell your house. Just remember you are selling to a comparatively small but relatively wealthly market and there are less of those and as a consequence your house may take longer to sell.
