Help Please Dilemma With Our House

    I'm definately no expert, but from my first impressions I think perhaps for the size of the house its perhaps lacking in the no. of photo's available. i.e Is your back garend/bedroom really that bad not to show it? Also, the front of the hosue photo makes it look smaller than it definately is. I wouldn't be that interested in decor of lounge as its quite easily changed, although it could perhaps do with being at another angle to see space actually available.
  • I think I should copy and paste all the replies and take them to the EA just to see the look on there faces, we are constantly on at them, all they keep saying is the market is very slow, and A house this big is very hard to sell.

    We have now dropped the price to £415,000 and given them the new photos, also I have written a description of the hosue myself and will take it to both agents tomorrow and ask them to put mine instead of theirs, do you think they will do that?

    They did take photos of all the rooms in the house, unfortunately they didn't turn out that good, so they said.

    They tend to use low-end digi-cams that are OK for family snaps, but are not really the "professional" photos we were used to 10 years ago - hence my comment about the staircase looking "shiny" - it was probably reflection from the flash, but not what you want at all. It doesn't look shiny "in the flesh" does it?

    Print off the thread? tee-hee ... all power to you. That should be worth a laugh when you see their reaction :D

    Sorry if I've missed it on the thread. But followed the link to the house details. There's really no information on the gardens.

    It sounds like you're trying to sell it as a family house, so the size of the rear garden and if it's enclosed are crucial to families.

    The information should have a photo of the rear garden.
  • My first impressions on rightmove weren't good, I then opened the "Full Brochure" and the first word about the property over 1 letter they managed to spell incorrectly which to me shows lack of care and attention and puts me off looking further.

    The writing on the pdf brochure is also far to small and the size needs to be increases to 125% before I can read it, I assume the printed details they are giving out are the same, if so they would be low down on my bother to read list as it will probably give me a headache.

    I would also expect far more photo's on a house with that many rooms, we have a 2 bed and our estate agent details had more photo's than your does.

    Listing all the rooms in one long list without anything breaking it up also put me off reading it.

    It also seems to say there is more than one basement but that isn't detailed. I would also expect more information about the garage (i.e. attached/detached, single/double/triple) and off street parking.

    Oh dear. Those details are appalling and I'm sorry, but so is your taste in carpets. You need to replace those, as buyers will see that as a must-do and be put off by the potential cost. I have very distinctive taste as well, but you need to be aware that few others will share it. Also, those panels admired by another poster are defo going to put people off. I winced just looking at the pic.

    The hallway looks like it also has bad carpet, the white is very stark and is that a fridge in the background on the right??

    You need pix of your garden, more of the rooms, much better description.

    Have you tried someone like Savills? You need a more upmarkst agent I think, who is used to dealing with bigger properties and therefore has a client base that is looking for 7-bed properties.

    Check out Savills, Knight Frank, and similar.

    It sounds like it's probably a loveyl house - BUT YOU CAN'T TELL FROM THOSE DETAILS!!

  • When I was selling a house a few years ago I wanted to say 4 bedrooms.
    However to get to two of the bedrooms you had to pass through one of the other two bedrooms. I was told the trades descriptions act prevented the Estate Agent from saying it was a four bedroomed property. It had been used as a four bedroomed property since 1922.

  • I think it is a stunning house, with a lot of potential but would be appalled if that were how my home were being sold. Why are there no pics of the garden ? 2nd reception room ? and from the other end of the kitchen, there should also be shots of at least the master and one or two other bedrooms.

    skintchick .. I think you are being a little harsh on op's taste of carpets ans decor, after all, the buyer can easily whip them up, so many people now a days cant see past a little interior decoration. AS long as a home is clean and you can move in, everything else is to taste. If you can afford to pay over £400k for a property then I think you can easily afford to add your own taste to a home. I dont know the area so dont know if valuation is accurate, but over all would defiantely change agents.

    just wondering what is underneath the carpets ? ? we lived in a similar home a few years back, carpetted top to bottom .. even up the breakfast bar, we did ask what was underneath, and got the seller to flip a few dodgily fitted carpets up. We purchased and ripped it all out, and cleaned up a beautiful tiled hall way and kitchen and fab boards in other rooms.

    It mentions features, do you have original fireplaces in the other rooms ?

    The home we live in currently was disgusting .. had been on the market for 6 months, with little positive feedback, we offered £40k under the asking and the seller actually said if he re-decorated and put in a new famaily bathroom would we up our offer, we told him we would pay him £10k to leave it as it was !!!!! he got the message and he accepted our offer.

We did give the agents new photos which we did ourselves yesturday, and a new discription of the house, they both said as soon as they get the time they will edit the old info and add the new. All the features in the house are original, the ceiling in the back lounge is very ornate and has carved women dancing around the room, not sure how to decribe it, everyroom even the hall has the original fireplaces, including the bedrooms.

    Under the carpets, by the way the carpets are all 100% pure wool wilton, which to replace would cost thousands, but underneath the carpet is wooden floor boards.

    Someone asked about the stairpost, the rail part is mahogany, the white in the hall is white LOL not a fridge as someone pointed out.

    Also someone from this forum contacted one of the agents, pretending to make an appointment, that was 2 days ago the agent has not yet got back to them? hmmmm

  • Hi to all. I am the mystery shopper and finally at 4.00pm today the agent phoned me. The person on the phone was rude, abrupt, didn't listen and would have been enough to make me drop any interest in the property at once. I asked why it had taken them 48 hours to get back to me and they said they only got the details through from the web site this afternoon at 3.00pm. In a slowing market you cannot afford to have an agent that sits on their hands. The only thing they wanted to tell me was that the price had been dropped. When I asked why the answer was " for a quick sale". No proper explanation or attempt to engage in discussion. I then asked if that meant there was something wrong with the house and their answer was "not as far as we know"!!! Talk about damning with faint praise!. When I said that as they had failed to get back to me in the first 24 hours I had returned south and would not be able to view til next week, they just said 'OK', we'll wait to hear from you! They really are an absolute shower and should, in my opinion be kicked into touch asap before they cost you any more money. Who can afford to drop their price as much as you have done just because the agent doesn't seem to understand what their job is. There was no attempt at all to check if the property was suitable for my needs, no attempt to see why I was interested so they could home in on some detail and push a bit etc. I train sales people and this lot should be on a beginners course! Is there no other agent around? I agree with an earlier post that someone like Savill's might do the job? If not as also suggested earlier, a small independent or new agent trying to make their mark could only be an improvement on this lot. Will let yus all know what happens on Monday but hope maybe a miracle will find you a buyer before then. These agents do not deserve to earn money from selling your home.
