    nearly all the flats I've rented have had "no animal" rules, I've previously queried it, and they generally tend to only mean noisy pets - i.e. dogs/squarky birds. I've always had small caged animals like Hamsters/gerbils/degu and declared them before taking up the lease and EAs have been fine with it - I'm sure a goldfish would be fine too!! :o). What I always thought was a harsh-but-fair-but-unenforceable stipulation was "no smoking" I've been a little naughty smoking-(no, I don't smoke - honest!)-renter before, but I gave up @ new years and...well don't rent anymore anyways so not an issue haha!

    No. That would be stupid. I would suggest it's an unfair clause.

    I would have a barbeque if I wanted one. I can't see how they could possibly enforce rules which they make up to suit themselves. As long as your behaviour isn't antisocial (which I don't believe a barbeque as a means of cooking food is). Their rules says it's because of fire hazards - I think that's trying to put a sensible mask on Nimbyism.

    Smile sweetly and offer the Nimbys a drink when they come knocking to complain :D

    It will be in the lease, same as in ours. Makes a lot of sense and avoids people being anti-social. You should have read the lease cover to cover before you bought

    As a person who currently owns a flat in a small apartment block (23). I would just like to enlighten you to a few points in the joy of living in such places.

    Quick brief: Professionals mainly live in the building in the centre of Town, a mix of renter's and owners. Mix of 1 & 2 bed flats, most 2 beds have a garage and parking space each, 1 beds have 1 parking space.

    In the leasehold of our building held by a management company, You will find the following:

    1) No BBQ's clause - If only this was up held!! Numpties firing up bbq's on their balconys or in "their" ground floor patio's etc....

    Your in close proximity of many other people and smoke blows in all directions thus causing problems with others..your probably having a bbq because it nice weather thus everyone has windows open...you can't when being smoked out.

    People doing this on balconys like in my building are double numptys due to the close proximity to actual building and becoming a fire hazard (also invalidates the building insurance... how would you feel coming home from day out to find the WHOLE building burnt down and no insurance?

    Also bbq's can fall over/be knocked over and I wouldn't like to be the poor person sat on the floor below when that happens :eek:

    COMMON SENSE... go out for BBQ, visit beach/forest BBQ Area...

    2) Pets in Flats (Mainly Dogs/Cats/Birds)

    Common Sense, most flats no matter how large in Square Footage (my flat is one of the biggest I have seen in my area) it is not a good environment to keep any animals that need to roam. I have seen 1 neighbour with a cat on the 3rd floor :rolleyes: DOH!! Dogs barking in the flat above/below anyone...Birds squalking all day...no thanks

    COMMON SENSE... they shouldnt live in such a small area, at best they need a decent size garden for their well being (avary for birds perhaps) but secondly you have multiple neighbours around you (above/below) etc to disturb.

    Its bad enough coping with Footfall problems from people above you who have installed lamante flooring (against leasehold rules) /music being played at high volume through the night, doors slamming, people in 1 bed flats using 2/3 visitor parking spaces constantly....(buy a 1 bed flat expect 1 parking space :mad: ) without putting up with other peoples bbq smoke/dog crap in the communial grounds you all pay for in your maintence which typically the firm pocket a huge amount and force you into taking building insurance that costs more than buildings & contents insurance combined on a 5 bed house!!

    You pay huge amount to management company's make sure you use them to enforce rules that have been set out.

    Important note to perspective flat/appartment purchasers:- ITS NOT YOUR OWN DETACHED HOUSE MILES FROM ANY NEIGHBOUR!

    You will have to accomodate/respect others in close quarters and consider your activities and think....would I like this if I was on the receiving end?

    PS Learn to read your leasehold before purchasing!!

    So I guess you do not agree with us having a bbq on our terrace? :confused: I totally understand the points you are making but we have lived in other developments before and never had encountered this issue. The ground floor flats were always having a bbq and we never made any noise but neither were there any rules posted on the boards indicating that bbqs were not allowed. I agree with your points on not having a bbq on balconies which is why we precisely bought this particular flat so that we could have our own bbqs in the garden. We thought that bbqs would be allowed in most developments as it is more of a lifestyle choice and have never encountered this issue till now.

    We did read the leasehold (ok.. may have missed out the point abt pets but tat wasn't really impt) which is why we realised that laminate flooring was not permitted and we did the right thing by asking and getting permission from the management company.

    As you can understand, we are really not the inconsiderate kind of pple but my point is can they do all the "no bbq" rule NOW when it didn't even exist in the leasehold agreement in the 1st place and it has only come up now AFTER we have bought the flat and gotten a new bbq pit and garden set and looking to settle in. :confused: If we had been informed abt it in the onset, then as others have suggested, we might not have bought this place.

    We don't want to just go ahead and create problems with our neighbours which is why we are asking if the management company are being unreasonable and if there is anything we can do abt it. :confused:

    What clause was in your lease? No pets or No bbq?

    So do you honestly think it is ok to have a bbq? As you can tell, I am quite stressed abt this as I really don't want to offend anyone or cause any problems. I really want to do the right thing and with my bbq housewarming next Fri, I would really hate for someone to come knocking on the door in the middle of the party shutting it down!!!! :confused:

    I think it is okay because I think they are wrong and if there isn't a clause I can't see how they can possibly enforce it, even with a 'we can ban anything we like' clause which is an unfair one. I don't know whether the people who don't like barbeques (that's what it is) live particularly near to you and will therefore complain, but they certainly can't 'shut it down' even if there were a clause in the lease banning BBQs - it's not a criminal issue! I can't guarantee that they won't knock on your door though which is why you sooz's addition to my post above is quite a good one ;)

    They can't do anything except write letters. I can't see them managing to get you turfed out of your home for having a bit of a party!
