I thought on the same track exactly, be it human nature or what people always think the worst, or want to think that others (STRANGELY) ARENT PROFITING from good old hard work and common sense. I think it is bad and will be misinterpreted.0 -

As far as I know, nethouseprices goes back to 2000, but I could be wrong on that.0 -
you can check sold prices on Rightmove, they also go back to 2000.0

Hi, just thought I would come into this discussion.
I agree with you about the costs, I just hope buyers also appreciate the huge mark up that some of these property developers are adding. There are too many people who have watched too much 'property ladder' TV over the last few years and think they can buy any old house, spend a few quid on it and watch the money roll in. This website brings much needed information to the buyer, if they use it sensibly.
That said buyers would also need to know exactly how much it would cost to do up the house (which I accept CAN be a lot) to see if the price is fair. But I guess this is all too much information as far as some property developers go. I think they would rather keep buyers in the dark and view them as unknowledgable, gullible and indespensible. The way some first time buyers have been treated on the current batch of property TV programmes only illustrates this.0 -
I actually posted this reply a while ago (don't know how to give a link to the thread) and I thought I'd post it again.
The house prices websites are good if you can be sure the houses are or were 'like for like'. The problem I see is that You can't be sure if, for example, no. 43 in a street was an immaculate showhouse and sold for £10,000 more than no. 45 which was a deceased estate that the little old lady hadn't done anything in it since her husband died 20 years ago!
Did no. 43 have a conservatory? Did no. 45 have a chocolate brown bathroom suite? (God, I did up until 4 years ago!!)
I have a 3 bed terrace for sale in North East Lincolnshire and there are 8 houses for sale in my street (out of 130 in the street). The cheapest is a 2 bed for £64,000 the most expensive a 3 bed for £84,000. Mine is for sale at £72,500 (want to live in Grimsby anyone?)
The house I'm looking to buy was purchased by the sellers 2 years ago for £85,000 and I can't see anything done to the house that might be recent. We have viewed it twice. The kitchen so old there is no photo on brochure, avacardo bathroom etc. The house is up for £120,000 but we are considering putting in an offer for £108,000. The house is empty now, not sure why.

its got an average for the price of home where we live, from a list of 17 sales ? that average being £134,500, we bought here in 2003 for £180k and our house is now worth about £350k (however realsitically it would not sell for that) houses on street currently for sales are priced at £315k, £299k & £289k, so I dont realy find the site that correct.0

Could somebody please explain to me what Funky means? I always thought a house is worth what you can sell it for.No reliance should be placed on the above! Absolutely none, do you hear?0 -
our neighbours who want to move have lowered thier asking prices, as in the current market nothing is selling (here) ofcourse a house is only worth what it sells for, but estate agents seem to be over valuing a lot of the properties in our area. I dont know why they are doing this, as it gives people false hope. Why not walk in a give a price what your home will sell for.
Another point is some of our neighbours and friends are having thier homes valued and remortaging them, our one neighbour is mortgaged to hilt, for no other reason than to finance his love of fast cars ....0
