  • Not really convinced that these house price websites are a good idea, they can be very misleading.
What if someone brought a property for a sum of say 150000 in a derelict state and rebuilt it, It stood them at 300,000, they had it up for sale at 375000, and some muppet assumed they only paid 150000 for the whole completed thing and offered them at 150000.
Im afraid that is what will happen because there are alot of very ignorant people.

    I rest my case.

They are the people I want to buy from and to sell to.

Over 25% thanked you. How do you do that?

You're obviously a nice helpful person, and not as grumpy as me. :)
No reliance should be placed on the above! Absolutely none, do you hear?

    You must be an agent.

Any piece of info that helps the buyer is a good thing, And remember, if you're a seller, you're also likely to be a buyer.

The only people these websites hurt are agents.
  • How sweet GBD222, I added a thankyou to your post count! Lots of LOVE XXX

Mean Machine - no I am not an agent!!!!! Just fed up with the number of people who feel that they know everything about everything. I genuinely feel that the price site could be misinterpreted by the wrong people who really haven't got a clue, what state a house was in when it was originally purchased and how much time, love, sleepless nights and money went into a project.

I am astounded that you feel that only an agent would feel this way, Im sure that if you had done a similar project for yourself you would not of made such a sweeping statement!
  • As a potential buyer I think it's a brilliant tool and you're the first person I've encountered who thinks differently.

As a vendor you have ample opportunity to explain what you've done with the house and the condition it was in when you first bought it.

if anything it'll dissaude all of these property ladder muppets from making a quick buck - which is only to be welcomed.

It also shows you how LITTLE vendors paid simply by buying before the recent, and pointless period of rampant house price inflation, which again is all gravy, if you ask me.
  • I do not think I will jump to any illogical conclusions after seeing the results from these sites.

The latest web site (mentioned above) only shows prices from 2004, I didnt think there was a site that showed prices before this time?

Lets hope that everyone can appreciate the costs associated with the rennovation of a property when they come to buy it!

    Hmmmmmm....!

We bought our house 2 years ago at a very reasonable price for several reasons...

1, I was buying it from a family member

2, I was a cash buyer, no mortgage required.

3, I was not in a chain and was ready to complete asap

    4, It needed serious renovation.

I then spent £20,000 doing it up.

The website wouldn't take any of these factors into consideration so any potential buyers would probably wonder why it was so cheap....and then think that there was something wrong with it and run a mile.
Just run, run and keep on running!

I can see NEWBIE's point of view, but quite simply, those ignorant people that offer you £150k will a) be disappointed and b) if they are that thick, probably not have £375k to spend on a house.

nethouseprices is exceptionally useful if you can find recent, direct comparisons - the rest is just being plain nosey :o :guilty icon:
