Lighteater, I don't like you. I can't put my finger on it but there's something not quite right.....
Lighteater is one of those people who find people in financial difficultly, then buy their house and rents it back to them.
However the OP did not indicate they were in a "difficult solution" they stated they had a problem selling their house due to market conditions. They have gone through an estate agency and have their own solicitor.
Therefore Lighteater is talking about something different to the OP situation which is why myself and others have told the OP to use their own solicitor. As the OP still has to pay estate agents fees.I'm not cynical I'm realistic

Update!
Just got a message from the buyer. She has given up on doing whatever she was doing and has found a mortgage package that suits her without throwing everyone else into confusion.
I'm annoyed that she's wasted a week but at least she had the good grace to apologise and things are back on course now.

Good for you mate. When the whole deal is done and dusted, perhaps you could ask her the reason for the initial request and let us know, just for curiosity.
