Why the heck would she care what solicitor you are with!!
You must use who you trust and who you are happy with, if she doesn't like it tough!!
Don't forget this is your investment, your money. You hold all the cards and if she pulls out there will be someone right behind her!

A solicitor can't act for both parties unless they have separate branches. A Licenced Conveyancer can.
Has the house been effectd by Flooding in the past?I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.0 -
have you raised your concerns with your own solicitor? may be worth doing your own searches on the other firm (google is great!) to see if problems have occured with other people,,Long time away from MSE, been dealing real life stuff..

As long as you are instructing the solicitor and she is paying you for the casts rather than paying the solicitor then I don't see that there's much of a problem.
The solicitor will still have a duty to make sure you have the funds secured at completion.
As she is paying for your current and new solicitor you can maybe ask your current solicitor to carry on and duplicate the work / review the documents received at no loss to yourself.
I would get the fee to cover the solicitors up front in case she pulls out though.0 -
As I said: if my solicitor is happy to continue with the sale, then we'll continue. If he won't, then we'll call the sale off. I have no intention of changing my solicitor.

It may be she has had a massive falling out with your solicitor (perhaps they were slow with paperwork and she lost a sale previously) and has no wish to deal with them again.
This is certainly a valid point Joel. There are certainly some solicitors who are so useless that I would never have any dealings with them under any circumstances and I would certainly do my best to deter anyone else from dealing with them.
However, in this particular case, the purchaser is not just wanting a particular solicitor NOT to be used......she is wanting to dictate the particular solicitor for the vendor to use. Even Quasimodo could hear these warning bells!

Its up to you what you do - I can fully appreciate if you are in dire straits youd want to go ahead and get it done and dusted. In effect, it should be a quick sale as there is no chain here. I cant see you would be in any trouble for her creativity - you are doing everything legally. But you have to go with your gut feeling and she does sound a dodgey character, but then, thats how she can buy lots of houses, isnt it.0

Believe it or not some solicitors are dodgy. Its the same in all professions there will always be a dodgy one.But you have to go with your gut feeling and she does sound a dodgey character, but then, thats how she can buy lots of houses, isnt it.
'Em no. Lots of landlords who have brought multiple properties have been able to do it on the equity increase in the properties they already have mortgages on. This is not dodgy. However as the market is stagnating and falling , unless the landlord brought properties years ago and has now decided its the time to increase their portfolio it's likely she is up to more than this.I'm not cynical I'm realistic

Settle down, people! This is not an unusual, nor an uncommon request.
1. I do deals all the time where I help folk out of difficult predicaments by buying their property below market value, wiping out their debts and, at best, putting cash into their bank accounts and / or renting back to them at low-to-no rent for a while, until they get back on their feet.
2. I always ask the vendor to use a solicitor I specify. It leads to faster completions and far less communication hassles between them.
3. I never specify my solicitor! That would be a blatant conflict of interests. Rather, I specify one recommended by my solicitor on the basis of speed of work, relationship, and a sound understanding of the BMV world.
4. I always pay the vendors' legal bills, in full.
Of course, I can't say outright that this particular case isn't a scam. But y'all can't jump to conclusions merely because she's making a request that is perfectly normal in the BMV world. Just because you've never heard of it before doesn't make it dodgy!
