Hi I'm hoping for some advice from brokers. We are purchasing a house, currently waiting for our mortgage offer from Pepper Money, fingers crossed it will be received today or early next week. I've just discovered that we aren't just purchasing the house and gardens, but also an additional piece of land with a separate…

Mortgage Broker Error?
Hi All, First post and first time buyer. I recently applied for a mortgage with Halifax through a mortgage broker. After the Halifax property valuation, they decided they could not loan me the requested amount. According to my broker it is not due to the valuation but I do not meet affordability due to the service change…

Confusion around valuation
I've had the valuation back on a property, a mid terrace built in the 1930's, and have been told I need to arrange a damp and timber survey. However, the valuation was very vague as to whether damp was actually found or suspected, in fact it didn't declare that any had been found at all. It states that the lender will…

Interest rates - good or bad time to fix?
OK guys crystal ball time. I have a mortgage in two halves - one half is BoE +0.75% (so currently 1.5%) the other half is a fully flexible lifetime tracker interest-only (BoE + 1.99%, so currently 2.74%). Always been happy with the term, rate and especially the flexibility, as I overpay most months on Part 2, including…

Britannia Mortgage
Hello Would really appreciate some advice please. Following a SAR, we are now in receipt of mortgage statements for an old Britannia mortgage (taken out in 1996). There are some very odd (high amounts) of charges added on a near monthly basis to the statement. Does anyone have a spreadsheet calculator that I could utilise…

Endowment and PPI on paid up mortgage
Hi, I am new to this type of thing, so forgive me if I seem a little dense. I have been trying to look at the whole PPI thing and can't work out whether I have a claim or not. I took out an endowment mortgage as a single mother after separating from my first husband, on the premise that it was the best thing for me at the…

Remortgaging on a leasehold
Hi all, my deal is coming to an end on my share of freehold/leasehold house. I get "free" legal with the new offer, would they want a management pack? How much is it like when I purchased the house? I do have all the copies of the lease here if it helps. Thanks all.

Delay obtaining redemption figure.
I'm meant to complete remortgage today from Leeds BS to Santander. Unfortunately Santander mortgage has free legal with LMS who have proved slow from the off. The mortgage offer was received by them on 3 September & I asked for completion today to avoid early repayment fees. All documents received by LMS six weeks ago. My…

Re-mortgage excess?
Hi all, Have just sorted my re-mortgage so my existing deal will end on 31st December and my new one with new lender starts on 1st January. We used the current balance when we visited our broker and therefore new lender has provided a mortgage offer for the amount that is currently outstanding. As it is another two months…

Mortgage interest rate change during offer period
Hi, We are buying our first home and had a mortgage offer issued in June for fixed 2 year product. They also had an example rate that would be variable after the 2 years, so e.g. if the rate was 1.8% for the 2 years, after that point it would be 3.75% (and could rise). The mortgage offer was mentioned to us as a 9 month…

Re-mortgaging to build extension
Our house is currently worth about £180,000 and we have about £90,000 mortgage on it. We are looking at building a double storey extension, not had any quotes etc but guessing it will cost about £50,000. If we were to remortgage to finance it, do we have to base it on current house value? Wouldn't house value go up then?

Abbey rate increase - should i persue?
Hi, Please forgive me if I am misinterpreting information I have read...... My partner took his mortgage with Abbey out in January 2007 on a 5yr tracker deal, £2,336 fees added to the loan (yuk!). Abbey increased their SVR cap significantly and he was barely able to feed himself & was only paying his mortgage and council…

First time buyer for my partner but not for me?
Hi, Myself and my partner currently live together in a house that I own, however he has never owned a property and would therefore in the future be a first time buyer. How does this work if we wanted to buy a property together in the future? We would obviously want to make the most of his first time buyer status (No stamp…

Switching mortgage - Nationwide
Hi all, I’m currently on a 2-year tracker mortgage with Nationwide which is due to run out at the end of this month. Not really wanting to switch to SVR when it expires, but I’ll be putting the property up for sale in the new year. I’ve been a customer of Nationwide for the last 8 years. Is it commonplace for Nationwide to…
