Is this kitchen quote reasonable
Hi I'm hoping to modernise my kitchen. My house is a newer build (12 years old) two bedroom terraced. The kitchen measures 212cm by 313.5cm. The quote covers kitchen units, worktops, handles, a sink, mixer tap, oven hood and cost of fitting. It doesn't include tiles (floor or wall), fridge/freezer or oven. It's a shaker…

Cavity wall insulation claim
Hi, back in the summer I got a call out of the blue to say that a surveyor was in my area and would check my cavity wall insulation (which I had done in 2016 for free) for free. He duly turned up (OH was there) and explained that we had loads of problems, the original company had gone bust and 'have you got the 25 year…

Exposing stonework to the elements
My sister has just bought herself a cottage dating back 200yrs as a renovation project. It's stone/rubble build which was clad in cement and pebbledash and she's been advised to remove and lime plaster. The question is: once I've stripped all the render ( I'm a good brother) how long can I leave the stonework exposed to…

Bathroom waste drains and neighbour
Bit of wierd one but here goes. Live in a Tyneside flat (Think Terraced house split in two). With a modernish kitchen and bathroom extension into the front yard for both houses and this is mirrored for the neighbours. The bath and sink last Sunday in my place were blocked and didn't drain away. I used commercial drain…

Is it possible to strip back wallpaper just to a certain point?
I shall try to explain this as good as possible. Basically the downstairs hallway has blown vinyl wallpaper which was originally painted yellow. I painted over this in magnolia & it does look better however, it still looks terrible. It is a rented property & I was thinking of asking the landlady if I could remove the…

Replacing external utility meter housing
I have two external meters for elec and gas respectively. The housing is the original that came with the houses so around 40 years old. The Elec meter housing has deteriorated so badly to the extent the cover no longer stays on...it worked for a few years but now even the hinges have rotted and snapped. I've used strong…

Toilet Seat Hinges
Hi So our toilet seat has started moving around and coming off its hinges. I have taken it off but can't work out what to do with these two nuts on the toilet itself. Do they come out and I can put a different seat instead, I tried unscrewing them but nothing happened, the bottom black part also started turning around. Any…

New bookcase + Oak furnitureland?
So I want to buy a bookcase to start filling my new living room with stuff and thought one with a back panel would help reduce echos. Just took a walk around Oak furnitureland and I can't work out if they're good for the price, or if I'm being picky when they say 'hardwood' and 'no chipboard' yet the back panel especially…

Moving House with very little stuff - what's essential?
I'm completing on my first house on Thursday, and my OH and I massively downsized from our rented house so that we could move in with the In-Laws while the purchase went through. As a result we have very little stuff, and I'm feeling a bit overwhelmed about where to start! Imagine you were starting from scratch to fill and…

Vapour Barrier - New Build
HI, I am new to the forum. I have a new build finished and been living in this past year. The builder forgot to add vapour control layer to the ceilings as shown in red on the attached section image. 2 coats of emulsion paint have been provided to the ceilings. There are no visible issues but I just wish to be sure and…

Help! Damp caused by neighbours pathway
Looking for advice on a few points please! We recently moved into an end terrace Victorian house. We had a RICS building survey done on the house which picked up high damp levels downstairs. The survey picked up that our dining room wall had previously been tanked but the tanking was defective and needed to be repaired.…

Air vent in the living room letting cold air in.
I moved into a bungalow last year & the living room is seriously cold in winter. It has a gas fire fitted & central heating. The gas fire is a open type i.e a fire tray with coal effect. I never use the gas fire as it seems to use a lot of gas. The chimney itself causes a lot of heat to escape but last night when I moved…

M12 sleeve anchor for 12mm hole - is it me who is stupid or the manufacturer?
AFAIK, M12 means that the major (outer) diameter of the bolt thread is 12mm. If so, no way the hole can be the same diameter, can it? And no, it's not Screfix's mistake. The same information is on the packaging. And yes, the actual major diameter of the thread is 10mm, not 12mm. So, who is stupid here?

Pipe thermostat for hot water immersion heater - would it work?
Our hot water comes from a hot water tank and immersion heater. The immersion heater is set to the right temperature (65 degrees/minimum if I remember correctly), but gets ridiculously hot if left on for a long time e.g. overnight. As it is difficult to access the immersion heater, could putting a pipe thermostat into the…
