Stamp Duty-Purchase Price or Valued Price
Hello, Is stamp duty calculated on the value of the house or the price you pay. I am buying from my dad and just want to know if I will pay on the purchase price or what it is worth as it will be quite a difference. Cheers

Electrical/Gas/Heating Inspection before buying a House
My solicitor has recommended that I get gas, electrical, central heating checked before buying a house. The seller has alway refused to get the boiler serviced and does not have any paper work for it. My solicitor has recommended I get it serviced before completion. Can anyone recommend anyone/companies in the London area?

Neighbour possibly interfering with water supply
[Although water, I think this is better suited to the Property board] It's early days, but I'd appreciate opinions on how to pursue this pls. The quarterly water bill has jumped from ~ £50 to £175. The meter in the pavement agrees with the bill numbers. I'm using less water if anything recently, so it's not usage. No sign…

Section 21
a little confused on the dates to leave property, I’ve never had a section 21 before, this is the only place I’ve rented, which is why I’m confused I’ve been renting for 5 years, started with a 6 month contract then went on to a ‘rolling contract’ I recently asked the landlord to buy but the price they want is more than I…

Official searches vs Personal searches
Hi all, I'm very close to completing the purchase of a house in London, but as per usual, the one thing delaying the process are the searches. Like many at this time, we were hoping to avoid stamp duty and as our lenders do not accept indemnity insurance, we were advised to opt for 'official searches' by our solicitors.…

Nil deposit scheme for renting, is it safe/worth it?
My partner and I are in the process of finalising an application for a flat and through Let Alliance our letting agency has given us the option of a nil deposit scheme, x amount paid up front rather than a deposit of 5 weeks rent which we would get back at the end. Not having to part ways with 5 weeks of rent for our…

Restaurant extractor fan audible from garden
Hi there, My partner and I have recently moved into a lovely house on a quiet residential road in SW London. We love it here, apart from the fact there's a local takeaway shop three doors down whose extractor fan we can hear in our garden from mid-afternoon to 11pm every day apart from Sundays. It's not oppressively loud…

So what is actually happening on the date of exchange - do we need to do anything/ be available? We sent back all signed documents for sale/purchase (contracts, forms), no one…

Out of date fire certificate holding up flat purchase
I’d be grateful for some expert views. My son is in the process of buying a new build flat, one of 3 that have been built on top of an existing 3 story block of flats. Along with the new flats the whole block has been going under substantial upgrading to improve fire safety, energy efficiency etc. The fire certificate (?)…

Money Moral Dilemma: Should I foot the bills for our new home as my partner paid the deposit?
This week's MoneySaver who wants advice asks... My partner and I recently bought our first home. He paid the majority of the deposit as he had savings when we first met and wanted to get on the property ladder as soon as possible. As it's our first home we need to buy furniture and appliances, and there are repairs to pay…

Personal Search quoting 43 day timeframe. Local search direct stating 20 days
Hi all, We had our searches request put through by the Solicitor on May 27th and she mentioned that the Local Search was showing as "not due until the 10th July". I was expecting 20 days, as this was the lead time showing on the Waltham Forest website (local authority). However, I now realise that my solicitor uses a…

Landlord suddenly wants EPC test and electrical safety test
Hi, I'm a long term tenant and my landlord is one of those types who's been an absolute pain in the *** when it comes to fixing problems in the property. Leaks and repairs have taken months/years to get resolved ordinarily. Now, suddenly, the landlord wants to update electric safety and have an EPC survey done. The reason…

Solicitor mistakes
Me and ex partner have put our home up for sale, we have accepted and offer on the house, everything has gone through ok until our solicitor rang and said when we bought the house in 2006, our then solicitor didn’t take the vendors name of the deeds, we rang the solicitor who dealt with that sale and said there’s nothing…

Notice to Complete Issued by Buyer (Hypothetical)
If we exchange on the 21st and target completion on the 28th, and completion is missed, we as buyers would serve a Notice to Complete, right? Notice to Complete would require the sellers to complete within 10 working days. If they complied 8 days later, in July, we would incur SDLT. I understand that "you can claim costs…
