Official searches vs Personal searches

Hi all,

I'm very close to completing the purchase of a house in London, but as per usual, the one thing delaying the process are the searches. Like many at this time, we were hoping to avoid stamp duty and as our lenders do not accept indemnity insurance, we were advised to opt for 'official searches' by our solicitors.

I've been looking at turnaround times on certain websites but they seem to be timelines for 'personal searches' and it says 20 days. I know Covid has massively affected timeframes, yet the council website actually now states 'within 5 working days', when it was previously 10! So I guess I'm just intrigued to know if this an accurate turnaround time for an official search? How are they claiming to have it done so fast?! Wouldn't official searches generally take longer than a personal search, especially as one pays an individual to do the searches, whilst one puts further pressure on a (probably very poorly overworked) council worker?
