How long until completion?

Hi,

I’m a first time buyer and have received the mortgage deed through today, to sign and have it witnessed.

Anybody have an idea how long it would take until completion at this point? There is no chain involved as the vendor has moved into another house.

    Just take it that the whole process will prob take around 3-4 months. Some bits will take longer than average, others will be quicker.

    I accepted an offer on my house on 9 April.  We have exchanged contracted and move date is 28 June.

    How about searches, survey and enquiries? The mortgage offer has been the quickest part every time I’ve bought.

    My partners btl house has taken 4 months by the time it’s completed, the house we are purchasing has been a month homebuyers survey done, searches done, enquiries sorted but unsure when it will be completed 
    On a little 15 month journey
  • Had the homebuyers report done, which highlighted that the roof needed looking at. So the vendor was arranging that, whether that will delay any longer I’m not sure. Searches are currently being carried out

    Why would you let the vendor look at it. You need to take an independent builder or you’ll be taken advantage of

    Sounds like you still have a way to go then. I would check my local authority website to find out how long searches are taking and find out what other outstanding enquiries there are. I agree though you should be arranging any survey on the roof or getting quotes for the work.

    I was lucky - short chain - the house I am buying is chain free.

    I also pushed and pushed and pushed. And had a really proactive estate agent who was the agent both my house and the house I am buying.

    fingers crossed it all goes to plan!
