With-holding Rent...Advice Needed
Hello all, I hope I am posting this in the right section? Basically I am having problems with my house, which has been ongoing since September. It started with a problem with the washing machine the landlord purchased, it worked fine then one day it tripped all my plug sockets. I've had no end of dispute with the landlord…

Land registry boundaries
Hi, just wanted to share my frustrations - and get opinions! In the process of purchasing a house, and the land registry plans were sent over by our solicitor. There are 2 plans, as at some point an owner (I don't know if this was current vendor's family member - deceased estate) purchased part of a neighbours garden,…

Management Agents and smoking tenants
Hello All I have a work colleague with me this evening who would appreciate some advice. He has been letting out his property for approx 4 years to the same tenant and has had managing agents looking after it on full maintenance, to which 10% per month has been deducted for their fees and service. During the past years a…

Mortgage valuation report incorrect first time
Hi, I mentioned this on another thread, but I'd really appreciate any more advice. Basically, my lender did a mortgage valuation report about 9 weeks and valued it at £145k. They have now received some details about the parking space, which isn't (and never has been) part of the property. It is obvious if you went and…

Conveyancing solicitor recommendations
Has anyone used any of the on-line/low-cost conveyancing services/lawyers/solicitors: if so, was it a good experience and have you any recommendations? We have a very straightforward purchasing coming up and am fed up of being fleeced by local solicitors, also the vendors have a straightforward move too, nothing is in a…

Have I got a legal case?
Good afternoon and thank you for taking the time to read this. I collected the keys for a rented property on 4 Nov and moved in on 12 Nov. On 13 Nov, the pressure release valve on the cylinder broke (according to a plumber) and the water exploded out of the cylinder, through the living room ceiling, narrowly missing…

Scotland; Tricky retainer question
Hi all, We bought a house in October last year. There were still some roofworks to be carrier out and because of this our lawyer was supposed to hold a retainer back for works not yet carried out. This amounted to £300. The roofworks were completed over the winter so job done. We just received a letter from the seller's…

What's the worst a flat roof replacement might be on a 2 bed flat?
The 1930s smallish 2 bedroom flat I'm buying in a 4 storey block in East London has a flat roof. It's over 20 years old, maintenance has likely not been great. My surveyor had a look and said it will need repair soon - but I assume replacement must be likely within next 5 or 10 years. I'm wondering though if it could be…

Am I crazy to do this?
Hi I'm in the final stages of buying a 2 bedroom flat in East London (zone 3), coming up to exchange. As time has passed I've found out more, and the maintenance work needed in particular has got more worrying. The information I have is from a survey, getting electrical / gas / damp people in to quote, talking to other…

Probate sale - Offer accepted but house still being marketed
I have just had my offer accepted on a house I really like. We ended up paying more than we wanted, but London is crazy at the moment. The problem is the vendors (a company that owns the house because of a probate sale) are insisting the agents continue to market the house up until the day of exchange. I am worried that we…

Advice needed re parents home
Hello, I wasn't sure where to put this. My parents divorced years ago when they were going through a rough patch. However, they never actually split up and have continued to live together ever since. Terraced or Semi Detached?
I need to seriously buy a house in the New Year and am torn between buying a cheaper terraced house or a semi detached. I've viewed a couple and once inside the terraced houses seem quite nice and liveable, and you don't really seem to gain much space by buying a semi. Opting for a terraced house would make repayments very…

Property down valued
Hi all, I found out on Friday that my lender has down-valued the property I am in the process of buying. What can I buy on my income?
I live in Reading and earn £22k a year. If I am a FTB that means I can borrow £88k right? (4x income). It's probably sensible to have at least a 10% deposit, so if I was to find something for £100k, I'd have to have £12k deposit. The problem is what is there for £100k in Reading? Anything I've seen and liked the look of is…
