Faulty Washing Machine

Hello everyone, first of all my apologies if this seems like an abrupt message but I have a faulty keyboard andwant to keep it short.

ok, so our landlord provides a washing machine and it has leaked causing damage. the estate agent called in a repair guy who found items clogged in the pump, items we have never owned, and said this was the cause of the leak and that having cleared the all would be ok. now the estate agent wants to charge us for the cal out. however the machine has leaked again thia time without any blocages and only a day after the "repair". l where do I stand, do i have to pay for a fault that was not mine and a job not completed?

also the house was untidy when the estate agent came to check the damage caused now they say they need to inspect the house to make sure we are cleaning it even though it was only a month ago thy did their three month inspection and said it was all ok.

    You need to check what the tenancy agreement states abouth the maintenance responsibility for white goods and in any case you should inform LA that their contractor has failed to repair.

    You are not obliged to clean or tidy until the end of the tenancy. You can decline inspection if you wish but it may make it more likely for the agent/LL to serve notice at the end of the tenancy.

    Hi, thanks for the reply. The responsibility for the goods is the landlords in this respect though they are claiming we broke it so we should pay although the problem persists and the items found were not ours

    A blocked pump will not cause a washing machine to overflow , your engineer is talking out of his behind . There are two things that will cause it to overflow and keep filling which is a broken Inlet solenoid/valve that doesn't shut the water supply off or a broken pressure switch ( this is the item that uses the pressure created as the drum fills with water to tell the machine it is full) its possible it could be a PCB or timer switch also but very unlikely , there are other things that will cause it to leak like split hoses and rubbers but leaking and overfilling are different things . Nothing you could have done would cause any of the faults I have listed . In the event of a broken or blocked drain pump the machine would simply sit with a drum full of water and not empty itself, the pressure switch would tell the machine it was still full and prevent it from taking on any more water .

    1) if you were the cause of the problem you are responsible.
    2) If not, you are not!

    Write (yes a LETTER!) to the landlord at the address on your tenancy agreement
    a) denying the items supposedly blocking the pump were yours
    b) denying responsibility for the overflow
    c) advising him his engineer has not fixed the problem.
    d) reminding him an inspection has just taken place so you see no need for another for, say, 3 months, but that you will be happy to facilitate one at that time if he writes with a proposed date.

    Not entirely true. I have a machine which when it starts to get blocked the water does not drain enough before the spin starts then it sloshes water out of the soap dispenser!

    However in this case if he cleared the blockage and it is still leaking then it is clearly something else wrong.
