Stamp Duty - can this be done?
If an offer is made on a house of £265,000 - which is a fair chunk off the asking price - can the purchaser then offer £250K + £15K cash (probably as a private arrangement?) to get down to the 1% threshhold? The saving would be £5450 in stamp duty. Many thanks.

Renting, some questions about safety...
I'm in a 200 yr old cottage. It's pretty run down, damp, mould etc and a fire risk. Gaps beneath doors, gaps in floorboards in bedroom so can see living room. Is this acceptable in law? Also I have a wood burner, and unlike gas it doesn't seem to need a safety certificate and I wondered if this was correct?
