Unregistered House
The property i have had an offer accepted on isn't registered on the Land Registry, so it seems i will have to get the solicitor to register it for me, thus costing more money! Should i ask the seller to sort this out? Problem is he's and elderly gent and i'm not sure he would want to bother.

Help! Buying a reposession with a roof issue
Hi all, We have been looking for a house for about 18 months; we don’t have a property to sell. Found a great house and eventually got an offer of £245,000 accepted. Its a repossession, we felt that we were getting an okay deal as it seemed to need a bit of cosmetic work doing on it and £1000 spending on the roof.…

Tenant seeking advice
Hi, My partner and I have been living in our flat now for about 8 or 9 months. It was a short tenancy for 6 months so now we are just on a month by month contract. When we first moved in we noticed that there was a lot of problems with the flat. We told our letting agent and we were then told that the LL was not in a…

What would you do?
Just wondered what other sellers out there would do in the following situation. Our house that is for sale is empty, been to check on it today ready for a viewer on Saturday, and found that we had had a pipe burst and there was about 1" of water all over the ground floor. The burst was found and repaired, and the damage is…

Access Issues
Hello all, We have seen a nice house, right area, affordable etc. the only problem is parking and access (yes that's why it is affordable!). The house is accessed via a footpath from a fairly busy road, which has no parking. To the rear of the property is a BT telephone exchange, surrounded by quite a lot of land (BT…

Anyone done up a mobile home so it doesn't look like a mobile home ?
I currently live in a mobile home as its the only way I can live on site with my horses but I was hoping to disguise it somehow as its ugly. Was thinking possibly of cladding the outside to hide some of the large windows and create a pitched roof and clad inside to look more of a log cabin. Anyone done anything similar and…

Heads up for any landlords relying on the BG landlord gas cover
Might be of use to someone out there so I'll throw it out. Although we've finally bought, we're still in our notice period for the rented house, so basically living between two houses still somewhat. LL had the gas cover policy from BG that covers the gas safety check and the like along with the usual boiler cover (we'll…

Putting a house back on the market after downvaluation.
I'm currently selling my house at the moment (It's sold STC) The surveyor that was assigned by the buyers mortgage lender has downvalued the house and the buyer no longer wishes to pay the full amount. I'm not prepared to drop to the figure he wishes to pay so was going to put it back on the market. However, my estate…

Unscrupulous Landlords...
My partner and I are both private music teachers, and are therefore very specific about our requirements when letting a property. Specifically, obviously, that it needs to be OK that we make noise. 5 months ago, we took out a tenancy on what seemed ideal. A cute little bungalow on the landlords farm. He even changed the…

Mortgage guarantor
I just wondered if somebody could please give me some advice regarding being a mortgage guarantor. My daughter has asked me to be a guarantor for a mortgage that she wants to take out. I am not too concerned, because I believe that she will easily be able to cover the payments, but her work situation just makes it…

Building Quote Contact
Hi Folks, We have received a quote for building work we think we might go with. It's around £30k. Is there a special contact we need to make to make sure the price stays at the agreed quote? If so how do we go about it? Sorry if this is in the wrong forum. If we have a quote now do we have to pay 20% VAT in the new year?…

Hi Myself and my Fiance moved into our 2 bed private rented apartment in September, we are really happy where we are but we are expecting our first child early April. Best way to improve house. Any views?
Just moved into a new house which is lovely. It has 1 good sized master bedroom, two fairly small bedrooms and a bathroom and also a loft extension. Initially we were going to refurbish the loft extension and add an en suite but it would cost quite a bit. Friends and family have suggested that instead we should knock the…

Unregistered Landlord threating Court
Hello, I Started rent from this particular landlord 02/08/09 and did so with a verbal 2 week rolling contract, we knew the house was substandard as it didn't even have fire alarms etc and that the landlord was probably unregistered and evading tax, but we were both desperate to move from our homes and it seemed the only…

raising a mortgage on land/shell
Naive question really: can one raise a mortgage on a non-habitable property? Reason being is that we are playing around with ideas (increasingly desperate on way to completion !) and were wondering if it were possible to : 1. buy a house outright with our equity, so no mortgage 2. raise a mortgage on a shell of a barn (has…

Broken heating
Hello, How much difference to a house sale would broken heating give? Does it affect the sale price significantly? I am asking as I am wondering whether it's best to spend £6k to replace very broken! heating in a £260k house? Also would it increase the chance of sale much? Thanks Mat
