Building Quote Contact

Hi Folks,

We have received a quote for building work we think we might go with. It's around £30k.

Is there a special contact we need to make to make sure the price stays at the agreed quote? If so how do we go about it?

Sorry if this is in the wrong forum.

If we have a quote now do we have to pay 20% VAT in the new year?

    A quote? What kind? "To build an extension at 24 Acacia Avenue: £30,000 ".

    Be very careful! Your contract must specify everything otherwise you'll end up paying for all sorts of 'extras' as you go.

    "Oh you wanted four electric sockets in the extension? I didn't realise! That's another £500 please!"

    It also needs to specufy how/when you pay. Never pay in advance, but most builders won't wait till the end for payment so you need an agreed schedule of payments ie £x when the foundations are finished followied by £X when the roof goes on then ....... ALWAYS each stage in arrears.

    How many stories have you heard of builders getting paid up front and vanishing or just turning up periodically between other jobs?

    Get a timeframe agreed in the contract too - how long will the work take? Consider a penalty clause if it takes longer (X% discount off the price for every extra week it takes to complete) otherwise you could be living in a building site for years.....

    Take a look at this or google 'building contract' or Federation of master builders etc.
