Eek! Just had an offer accepted!!!
I feel all grown up and mature now. Looking to move a grand total of four doors down from where we currently rent (so I guess we can skip the "drive round the area at different times of day" bit of the house hunting guides!). Know the neighbours - they're utter gems and I guess we can avoid the removal van costs and just…

Issues at the start of a tenancy
I've just moved into a new flat and there are one or two issues I'd be grateful if you could help me with. Firstly, the flat was listed as x (number removed for anonymity) bedrooms furnished. Now, I realised after paying the holding deposit that there had been x+1 beds (current tenants were using living room as x+1…

Advice please!! Building during exchange/completion

We are in rented accommodation away from area so no problem to us but just feel a little uncomfortable. Solicitor says we will have deposit if sale does not complete. Any thoughts out there?

Kitchen Extractor
Hi Our kitchen extractor fan broke (in canopy hood), and the letting agency are currently assessing whether they are going to fix this or not. Just wondered if it was law that the LL has to provide an adequate ventilation system in a kitchen area and that they are obliged to fix this? On a similar note, there was a leak…

Renting out my house
Hi there. My husband and I currently live on the outskirts of Cambridge in a 2 bedroom terraced house we bought in August 2007, at the peak of the market. We bought it for £207500 on a 100% mortgage. The house next door, which is almost identical, just sold for £180,000. I now work in Norwich. It is extremely unlikely,…

Best time for removal van to arrive?
We are hoping to complete in 3 weeks and in a small chain, just our buyers (cash), us and our vendors who are not buying anywhere atm. In our last move we had quite a long chain and didn't get key release until around 3pm but this time hoping it will be much earlier. Don't want to have a removal van waiting too long so…

Buying a house with no income?
I know the title should be a bit of a laugh for most, but I wanted to see if there was any options available to me. My situation is that I currently have a pretty well paying job (38k this year) and I have been aiming to get on the property ladder while the prices are lower than usual. I have a plan to quit my job and go…

We live on a farm and have phoned and phoned the landlord about the septic tank. Yes we have our notice to quit but the stench is minging and I cant get the washing out. It has now seeped into the drying green and round the side of the fencing. So who do we phone about it. I am Scotland by the way. Thanks

AST to SPT then AST renewal - what's the legal position?
Hi I am the tenant. (Rent < £25k pa; deposit is registered; England.) My AST has now lapsed into a SPT but the agent is insistent that I sign a 6 month fixed term renewal. (Agent will not receive a fee from either the Landlord or myself - it's not the usual agency renewal fee situation) The document I've been sent to sign…

Lettings Holding Deposits: Refundable or not?
Hello all, Quick query for those of you in the know... I recently put a £400 deposit on a rental property (haven't yet signed a lease) to reserve the property, however, the company I work for now want to send me to Aberdeen rather than keep me in London which means I won't be going to live in the property. The agents said…

Next door neighbour parking company fleet on street
We've just moved here and are renting it for the next year or so. It's a new estate. When we came to view we thought the neighbours were having work done by builders. Turns out it's their business and have a mini-digger stored on their driveway in a trailer, and up to 5 vans at one time along with 2 - 4 cars. There is a…

Public sewer across garden?
Hi there Exactly as title says really. Just downloaded the Land Registry gubbins for the house I am trying to buy. The plans show a public sewer running across the back garden of the property. Area or house - which to choose?
I can't find any houses I like in my area - have been looking for best part of 7 months and only found one which was a bit dear and my offer wasn't accepted. I've discovered an area about 9 miles away which is less expensive and has some lovely houses there which I really like. I have friends round my present location and…
