Differing Sale/Purchase figure - Solicitor amended figure?
Earlier this summer we accepted a great offer on our house after being on the market only a few weeks. A month after the sale went through and we had moved out/they had moved in our solicitor received a letter from the purchasers solicitor asking if we would agree to apportion 7k to moveables. I turned down this request…

Advice on delayed completion sale?
Hello! I need to sell my flat but have been told sales are very slow in my area for flats. I got a quote from one of these property buyers who buy for a percentages less than market price. They also offered to pay full market price with delayed completion of three years. In the intervening period they pay the mortgage…

Solicitor's/Conveyancing fees
Apologies if this is a dumb question, but when I come to sell my property (and buy another) will I have two sets of solicitor's fees to pay (ie to sell property A and purchase property B) ? If this is so I take it a potential discount could be negotiated for getting them to act for both purchase and sale? Thanks

Renting to relatives
We have a BTL property that we would like to rent to our son and his fiance (and her young son).. they both work and can pay the rent but we were worried that if our son lost his job (who knows in the current climate) would he get help to pay the rent through housing benefit? We are not sure as he would be a relative of…

Deposit - where do I stand?
Hi guys - This is a long one - please bear with me. I'm currently renting my property and the landlord has a deposit of £995. It is not part of the DPS as I don't think it was around when we moved in, back in February 2006. The landlord has been fine albeit a bit lax with fixing things and we've ended up doing a lot of…

Problem with exchange of contract
For two days now we've been unable to exchange due to the final solicitors in the chain supposedly being some sort of one stop conveyancing shop that is little more than call centre. We're in a chain of three houses and I'm struggling to understand why the exchange shouldn't take 30 mins tops. Is it normal for the exchange…

Inaccessible consumer unit in rented property

Removal firm problem - advice needed
Hi all, Just need a bit of advice on this one. We're moving home and were choosing between two removal firms. One is BAR registered and is sending us a written quote for the move. The other is a local firm that my husband has seen around for a couple of years. We just decided to go for the second firm as it was £100…

How to deal with cheeky offers?
We've had an offer on our house of 10% lower than the valuation. It's been on the market for under 2 months. The potential buyers are adamant that they can't go any higher although I'm sure this line must be peddaled a few times (?). Anyone recommend any strategies for squeezing low offers higher?

Job instability and mortgage offers
Some advice please on what to do if, during a search to buy a property, you find that there are redundancies at your workplace and your job isn't as secure as could be... we don't have a mortgage offer but were hoping to apply as soon as we found a place (have been looking for about 3 months). recently my hubby has been…

First Time landlord - sort of!
Good morning all, I currently own (mortgaged) a house in a city where I went to Uni. I bought this with my previous partner in 2005 and have been renting it since 2008 when I relocated for work. I'm with a letting agent at the moment who takes 8%. It was 10% but I got it lowered as they have been terrible. The contact is…

Front extension - do I need planning permission?
I've had a look on the Internet, and am still confused! I moved home at the beginning of the year, to a House with an integral garage. I want to knock through to the back of it to create a downstairs Loo, which would mean losing about 40ins of the back of the garage. I'd like to extend the garage (and probably the porch)…

Previous Property was Repossessed
Some years ago I had a property repossessed due to money troubles. This obviously showed on my credit report but having just checked my credit report it is no longer showing. How long does it stay on your credit report and do I now need to declare that when I apply for a mortgage in the future?
