Advice needed for FTB on a conveyancing Solicitor in Falmouth/Truro

Hi all,

Can anybody recommend a good conveyancing Solicitor in Falmouth/Truro, have had quotes from them all and they all seem to be same in terms of price - is there anything I should be watching out for?

    The other site mentioned is pretty useless because none of the solicitors/conveyancers given if you ask for conveyancing in TR11 are at all local to Falmouth and it seems just to be a random selection of firms who have decided to advertise there - including, interestingly, Fridays.

    What you need to do is phone some of the solicitors up who have given you quotes and ask about what is involved and perhaps ask them to explain small differences between what they have included and what others haven't. You may then get a better feel for which one sounds as if he knows what he is talking about. Go with them.

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • I have only bought once in the area, used Hine Downing Solicitors in Falmouth. I would say they were good - very thorough and gave me good advice. If I sold I would use them again which I guess is a good sign!

    The estate agent recommended Christopher Rose & Co in Penryn, but I like to choose my own.

    Yeah I agree, Fridays do have a really good coverage on the net. Must be doing something right!

    Local Surveyors Direct is the only place you can get a comparison of quotes AFAIK however it seems a bit thin on the ground. The advisory is good too, but they sell conveyancing referals so hard to know whether they are good, or just pay good.

    With local..they'll know more about the area (is this even necessary?) and charge more, because they don't get a high volume of business. Also you run the risk that they are no-longer part of the Lloyds banking group panel (which includes Lloyds TSB, Halifax, Bank of Scotland and Birmingham Midshires) meaning if any of those are your mortgage supplier and you choose a local solicitor you'll have to pay extra.

    And if you do go on a recommendation, check to see whether the Estate Agent/Mortgage provider is taking a nice kick-back, as you'll be charged for it!

    Well I'm primarily a local solicitor and on my own and on that panel! I think the solicitors who might get kicked off it will be those that try to do everything and may be spend most of their time on crime, divorce, etc and only do a little conveyancing, whereas I do little else.

    Some of the "on-line" ones will be cheaper, but a lot will give a low "top line" figure for their "conveyancing on purchase" and then add on all kinds of things that the poor innocent lay person might think relate to extra work that only happens rarely but actually is almost standard.
