EPC Needed??

Hey all.
Just a quick one really....
my mum is selling her house, it's not on or been on the market, someone she knows is wanting to buy it (solicitors have been assigned etc). Does she need to get an EPC done?

EPC must be commissioned in order to legally market the property, then she has 28 days to produce the EPC.0

But its not actually being marketed, just straight to sale. So is this still the case?0

Yes you need an EPC for any sale of a property. When the HIP existed you didn't require the rest of that if not marketing the property but selling privately.0
