Problem with exchange of contract

For two days now we've been unable to exchange due to the final solicitors in the chain supposedly being some sort of one stop conveyancing shop that is little more than call centre.

We're in a chain of three houses and I'm struggling to understand why the exchange shouldn't take 30 mins tops.

Is it normal for the exchange to take this long or should I be losing my rag with somebody, anybody!

With a due completion date of Friday I'm starting to fear the worst.

  • Trying to exchange now for a completion this Friday is cutting it fine and frankly a cause of unnecessary stress - usually make sure everyone is ready first then talk about completion dates.


    Do you even know from the solicitors at the top that they are ready.

    Don't tell me "Everyone in the chain agreed this Friday..." How many times have I heard that.....??? They may have said they agreed the date but did they ask their solicitors whether it was feasible? Or if they asked them that 6 weeks ago did they bother to check back more recently whether it was still going to be possible?

    I am not trying to defend this sort of conveyancing call centre set up but pointing out that given that they were involved was it really sensible trying for a completion this Friday when you hadn't even exchanged. When someone does get through and suggests the date they will probably phone their clients and say that they will Charge £150 extra for completing quickly. Clients might decide not to do it!

    estate agents dealing with sale at top need to get on to their client to kick the conveyancers at the top to make contact.
