Transfer of equity
Hi, first post but hopefully I'll make sense!! My partner got her house with an ex who promptly walk out on her. they agreed that if she paid him some money that he would sign everything over to her (this was all documented through solicitors). Unfortunately she wasn't able to get the mortgage on her own so just let it run…

Best4let - part of Minel Group
Does anyone have any knowledge of this group? They seem to have competitive BTL mortgages, but I can't really find anything about them, apart from an FSA fine of 10.5k some years ago over Lifetime Mortgages. Not too concerned about that, considering other bank antics recently....... Thanks.

My contract with my EA runs out soon and I want to change to another. I doesn't appear to say in the contract what notice I have to give them. What notice is expected?

Help with renting my house!
Hi, I'm planning to rent my house out (whilst I rent somewhere else in a different location). I have no experience of this, other than things I've been told by letting agents etc. I am wondering if I can manage the whole thing myself or whether I should let the agent take 10% of the monthly rental + vat as fees to manage…

Restrictive covenant - problem?
We're about to exchange on a house but I (not my solicitor) found a restrictive covenant in the Land Reg title dated 1897: The purchaser shall ... erect on the side of the property facing the road a nine inch brick wall two feet high with stone coping and on the same an ornamental iron railing with iron entrance gate. The…

Advice needed with Letting Agents
My family and I were given notice to quit our current property by 8th August, but since being given notice to quit my mum died of cancer, which has really knocked me. My wife was hospitalised with a sever kidney infection which spread to her blood. She has just come out but has been ordered to have 6-8 weeks bed rest. I…

Enforcing judgement – urgent advice needed!
On the 24th June, my partner and I won a claim against our ex-landlord for failure to protect our deposit, and the judgment against her ordered her to pay us £4200 (the original deposit and 3x the deposit in compensation) plus interest on or before 8th July. We waited until the 9th July for her to pay, but she did not, so…

Does anyone have experience of this surveyor?
Hi all, Does anyone have experience of https://www.countywidesurvey.co.uk? I only say this as a quote for a full structural survey has come back rather cheap in comparison to most others. Any info would be great!

FTB Offer Advice
DD has seen a house up for 140k. Considerably better than those at 130k. Probably could have cost up to 10k to do the work, but then we're always told you don't get all cost back. She cannot do work herself cheaply on others & realistically wouldn't be able to save up for new kitchen etc. to be fitted whilst paying a big…

Repossession Property & An Obstructive Estate Agent
I called an EA about a property last week, I was told that the property was a repo, the EA advised me that it wasn’t worth putting in a offer because I could lose valuation and solicitor fees and would be just a waste of time. I thought she was just being nice by advising me of the pitfalls. I was speaking to a friend at…

Selling BTL - saving CGT?
Can anyone help? We're just about to sell my OH's BTL cottage so that we can buy a place of our own. He wants to add me as a Tenant in Common on the deeds so that we can save a bit on the CGT bill. Will this work considering we're just about to instruct the estate agents or would I have had to be a TiC for some time? Is…

Buying piece of garden at back of house, what steps to take.
I was looking for a bit of advice. I have agreed a price with a neighbour to buy a peice of land. sell small flat and rent a larger one until market improves?
We live in a pretty small one bedroom flat and could really do with more space. We don't have enough saved for the 15% deposit which seems to be the minimum needed to get a fairly decent deal at the moment. Instead we're now thinking of selling the flat, investing what we make and renting out another slightly larger…

Problems with ex-landlord
Hi. I'm posting this on behalf of a friend so I apologise if I don't have the full details. My friend, fiance and 2 children rented out a house via a letting agent just under 12m ago. It was a 6 month tenancy which then turned into a 1m rolling. She found out after paying deposit and getting keys that she knew the owner of…

Dispute with LL over replacing locks
I'm moving out of my flat in August. Unluckily enough a key has just been lost in the post between myself and LL. LL suggested we change the lock and split the cost which I agreed to, but she wanted to use her own locksmith. Lock is standard euro cylinder and I can change it myself. They cost around £15. LL was insistent…

Allowable expenses against rental income
Due to continuing low interest rates I am considering using my cash to purchase a property to rent out. However I am unclear whether I would be able to claim my consequent loss of interest income (i.e the money I would have earned if the money was left invested in a building society) as an allowable expense against the…
