Buying piece of garden at back of house, what steps to take.

I was looking for a bit of advice.
I have agreed a price with a neighbour to buy a peice of land. I have checked and the land is not registered but am unsure what my next steps would be in relation to completing the sale and becoming the registered owner.
Any help would be greatly appreciated.

    Probably best to get a solicitor involved. You will need someone to check the unregsitered title deeds to ensure the seller can actually sell the land, deal with first registration and check any rights/ restrictions/covenants do not interfere with any intended use.

    There are further complications if the garden forms part of the seller's existing title and if there is a mortgage over the land.It's not something straight forward you'd want to try on your own.

    I agree with Bananamana.

    Posters here may know I often advocate DIY conveyancing - a contentious view which is always opposed by our respected and very helpful solicitor posters on the forum.

    In this case I would not advocate trying to DIY though.

    don't ever DIY any conveyancing. you only know you've got it wrong on a purchase if you come to sell. on a sale, you cause your buyer to have higher legl fees while their lawyer 'helps' you.

    but use a lawyer for this most certianly, as you or they may need rights over each others land for services etc...not easy...and will your lender want you to include this new land in their charge. most do!

    the piece of land is a walled courtyard and its a straight cash sale with me intending to keep this plot separate from my house for future selling purposes. Will do as advised and contact my sols to ensure everything is done legit.
