If HIPs "in place" - are searches still necessary
I know things have changed re HIPs but my query is, we had one done in January, our purchasers probably had one done too and they are selling to FTBs. The old searches that used to take the time when buying and selling, does this mean that they have already been done and that the whole thing might take a bit less time?

Exclusions on surveys ?
Hello all, I am looking to buy a 1930s semi, for cash, and as it is a big lump of money, I want to know the most appropriate survey to buy. As I understand it from what I have read, the report that perhaps 80% of buyers have, is of no use to me, as it is indicating to the mortgage lender, as to whether the house will…

Paying all the insurance - is this fair?
I've recently found a flat I'm very interested in buying but when I've phoned the agent they've told me as there's no management company the buyer is expected to pay the insurance for the entire block of flats! Is this a normal thing to ask? And where would that leave me in terms of ownership - would I be able to charge…

Landlords - is it really worth using a letting agent?
We are thinking about buying a flat for letting out. It would be local to us. My question is - is it really worth using a letting agent? From reading this forum, the only benefit I can really see is that they have access to a list of possible tenants. We are quite capable of doing a credit check, getting references and…

I can't sell my house...
It amuses me when I hear or read this statement, "I can't sell my house." What they really mean is "I won't sell my house." The statement is usually followed up by a bewildered commentary on how they have done everything right and taken their EA's "professional" advice. I sold my house. In the summer of 2008 my asking…

How do I search for house in an area?
The title may seem strange but we want to look at houses within 20 miles of Lincoln but not to the North/East. Search on Rightmove and Primelocation produce loads of houses in Hull and Doncaster, not where we want to look. So is there a site that lets me narrow the search area?
