Hello and good afternoon,

i currently own a property with a mate and have done for nearly 6 years, the house is now on the market as he wants to sell and my girlfriend is pregnant, the house will not be suitable.

i have a bad credit history a ccj and missed mortage payments - due to bad finance control and poor income at the time. there for cannot get another mortage.

i have a secured loan so that will be pretty much my chunk of the house gone ... although i will have a little more per month,....

struggling really bad for which way to turn i just dont know.

me and my girlfriend need to rent somewhere (due to her being pregnant me wanting to be a good father, and us really having nowhere to go)she has a perfect credit history - but both our parents do not have the room to accomodate us, my credit history obviously is not fantastic just dont know what to do next i work full time and earn a good enough wage, now but obviously struggling with which way to turn..

please help
kind regards

A landlord may not accept someone with a bad credit history, but may be happy to have the tenancy agreement in your girlfriend's sole name if her income is sufficient for it, or offer you both the tenancy on condition that you provide a guarantor. Be honest with the landlord/agent upfront. Many tenancy application forms have sections which ask if the applicants have CCJs. Make sure you understand the terms of the holding deposit or credit check/admin fees which may not be refundable if the credit check is failed and a tenancy agreement is not offered.

Are you planning to move out when the property is sold to prevent you having to pay for 2 lots of accommodation at the same time?

Go to the Debt Free wanabee forum and post a statement of accounts there (there will be example ones there). The experienced folks there will be able to advise you how best to tackle them and repair your credit history.

When is your gf due? I can't see the logic in supporting two lots of accommodation, rented and owned, if you don't have to. Also, will your gf be entitled to maternity pay?

In the previous separate thread, people asked you to look into council housing. Be aware that home owners are usually banded as the lowest priority when it comes to social housing.
