Can I claim Tax relief for white goods as LL?

Hi,

Been unable to sell my house, before moving date, so have decided to let unfurnished and was wondering if I can Claim tax Relief against the price of the fridge freezer & washing machine I am going to have to provide, or do I Just claim the 10% wear and tear at end of each year?

    Hi,

    Have been advised by LA that I will need them or unlikely to get a Let. Have looked online and the majority of unfurnished propertys available in my area (West of scotland) provide them.

    So can I assume that if you don't need to provide them, you are unable to claim any tax relief for them?

    You can not claim tax relief on improvements to prepare a property for letting. You can claim tax relief on repairs but not for betterment.

    Therefore you can not claim tax relief on these items but if they break and need to be replaced then you can claim tax relief on the replacements.

    Yes you are quite right that the 10% only applies to furnished lettings, in which case its either 10% or actual costs - you can choose on the tax return.

    As i am unable to sell in the current market i am going to let the property. Basically unfurnished apart from carpets and Fridge and Cooker and Hob.
    Some questions
    1) Can i claim tax relief against rental income for all the letting agents fees, i.e. the one off payment and the 10% of rental fee.

    2) repairs to the Garden fence
    3) replacement of Fridge freezer and electrical cooker and hob, (its part of the kitchen units) if they fail at some point after the letting starts.

    any repairs you do throoughout the tenancy can be claimed in full against any profit (if any) - but improvements cannot be claimed during the tenancy, but will be deducted to offset CGT tax when you sell...

    eg - you can replace a shower with a similar shower and claim the cost... if you replace it with a full bathroom suite of higher quality and with bath this is an improvement
