Buying/Extending a Lease...
Hi, I bought a leasehold semi-detached house in 1994, and which was built in 1990. The original lease was for 99 years, so there will be 79 years left on it. I paid just over £50k for it, and think it will now be worth around £125k. I pay £50 ground rent every year. This is my first house, and I will admit to being a bit…

Few survey questions
Hi there, FTB and the results of a home buyers survey have come back and in general they seem good but I have a few questions if anyone with experience could help me... The survey mentioned that there was insufficient through ventilation for the sub-floor voids (not enough air bricks) and suggests considering further air…

£250K stamp duty and impact on market
Hi, Given the announcement today of no stampt duty for properties up to £250K, for FTB, what do you think the impact on the market will be? I think it will bring down any properties with an asking price between £260K and probably £280K, since all the offers from FTB are going to be a maximum of £250K, and EA currently seem…

First Time Buyer - is my Solicitor taking advantage?
Hi, I am a first time buyer on a very low budget, and was lucky enough to find a reposession property for £41000, got a pretty good provisional mortgage rate and my mortgage broker found me a very decent conveyancing fee. Too good to be true, I know. My estate agent then recommended a solicitor to me, (it turns out they…

We are first time buyers and completed our deal on Feb 15th. The house cost us 135,000 and we were supposed to complete before Jan 1st but due to a problem didn't. A month and half either way we could have saved ourselves a few quid on stamp duty.....Gutted!

Budget change to Stamp Duty - The Law
FIRST TIME BUYERS ONLY!!! Chancellor Alistair Darling has today effectively increased the starting threshold of Stamp Duty for first time buyers to £250,000, doubled from £125,000. It is in fact a relief from Stamp Duty and must be claimed on the stamp duty form that your conveyancer will fill in. This relief is with…

Landlord has debts on my flat
Hi, I've been renting a flat from my landlord for over a year, and throughout this time I've been receiving a lot of mail for him. I leave these out in the lobby of my apartment block so that they get returned to sender (or at least that's what happened at my last flat). The problem is I accidently opened one last weekend…

Is my landlord being unreasonable?
What are my rights? A few weeks ago my landlord turned up asking if he could show buyers around in 10 minutes. I foolishly agreed and then realised what an invasion of privacy it was. The place wasn't tidied, our stuff was everywhere, I was giving the kids dinner and it was horrible having people traipsing through. I felt…

....on your 'wishlist' - if it didn't "feel right"? We have seen a property well within our budget, location good for what we need, needs a little bit of cosmetic work but this is not a problem, kids love it, has an extra bedroom to what we need, lots of parking space.... but we don't know why we haven't made an offer!!
