Buying and Selling Total cost calc wanted
I've been looking around for a while so sorry if it's already here and I've missed it. I am looking for a calculator which will give me a fair indication of what it would cost to sell a house at £x and buy at £Y to include average Solicitors costs, Estate Agency fees etc. I've had no trouble finding the current stamp duty…

Pest Control Charges from LL
Hi, I'm hoping someone can advise me on what to do until our local CAB is open to take calls tomorrow. We moved into our basement one bed flat on 31st March last year. There have been loads of teething problems, the initial one being the thermostat not working so heating was either on or off, with no option to put it on…

H.I.P. for selling home
Hi, I'm new to the forum, so apologies if this has been covered before. We are selling our house and we need to have a H.I.P. done. A company is offering to do it for about £320 and my question is, is there a cheaper way to do this? Thanks in advance

to buy or not to buy
Hi I have been offered to buy a house which has been left empty for around 4 years and needs major renovation work doing to it. Other houses in the area are have been sold for around £220 000. I can buy this house for £100 000 and it will need about £50 000 spending on it. Now for what might be a problem, a mine shaft…

Lets all talk ourselves into a recession shall we???!?
Ok, where to start? I know lets define the word CRASH! "To collapse or fail suddenly" So, can anyone really admit to not seeing a price slow down coming? OK that sorts out the sudden part. In the same vein can anyone argue with me that the following figures would be classed as a "collapse". Dec -0.8%, Jan +1%, -0.6% Feb,…

My Tenant has done a runner
I currently let a property to three students on a single AST and a single deposit lodged with the DPS. Two weeks ago one of the students rang me to say she had to return to Zimbabwe due to family emergency and would not be paying any more rent. She subsequently left and cleared all her belongings (down to the last paper…

Overpayments?
I'm all confused about overpaying. We've got about £10K in savings and are saving about £500 a month. Should we keep saving in ISA's or overpay? We are allowed to overpay on our mortgage - and our rate is 6% - the same as we're getting on our ISA's. So is there any benefit to overpaying over saving? Obv if our house value…

Moving & rent arrears advice please
We are moving from our private rented house to another bigger better house. I have given my 4 weeks notice. Do I even need to give this notice? When we moved in over 1 year ago we signed a short hold tenancy agreement. After 6 months this was not renewed. Last month I phone LL and asked how much rent arrears we owe. Was…

Recorded Sale Price on Land Registry for Shared Ownership
I was just looking at https://www.houseprices.co.uk, and came across a development that has some shared ownership properties in, as well as "full price" flats. The full price flats have recorded sale prices of around the £155 to £200k mark, which seems about right based on the price they're currently being marketed at. The…

Capital Gains Tax Queries
Mr A owns a house and in January 2003 he gifts half to B. The house is sold May 2008. B's CGT liability is (I assume) half the sale price less relevant costs and reliefs/allowances etc and less "HALF market value" of the property in January 2003....? Question - how is the "market value" of the property in January 2003…

Selling quickly-My advice!!
Heya, Basically I planned for ages to move to spain and finally got myself into gear last year by putting my house on the market. I won't name names but my estate agents just seemed so unhelpful. I had viewings trampling through my house constantly and nothing ever came from them. I was beginnin to have a panic that I'd…

Suddenly we have a viewing!!
Our house has been on the market for nearly 3 months now, and we haven't had any viewings, despite doing everything the Estate Agent advised us to (repainting the kitchen, reducing price etc). I know the market is slow but they have told us that they are getting viewings of other properties in the same price range. To say…

Head or heart? Close to exchange on FTB but should we pull out?
Hello I've been devouring these forums for days now and slowly giving myself an ulcer with worry... Please could I bounce my thoughts off you and get some advice? I've got a feeling I know what you're all going to say, and that's why it's head vs heart... but I'm so unsure of what to do, maybe even just typing it out will…

Considering an offer - advice?
Hi, this is my first post. I hope you don't mind me asking for advice straight away. We are selling our house and after 6 weeks on the market have had our first offer, but for £20k less than the asking price (on sale at £170k, offer for £150k). This is just under the minimum amount we had said we could accept, but this is…
