    Yup, am a potential FTB, £20k deposit earning £50k a year (goes up yearly) with a secure job (junior doctor with an 8 year training contract)... am renting for another 2 years at least to see how things look at that point. No rush to buy.

    Prices for the type of property I'm after have been out of my reach since I finished my degree in 2005. No point overstretching myself on an unsustainable mortgage.

    We have received an offer from a FTB so they are still out there, plus an offer from a cash buyer - I think we have been really lucky - just need the houses we are going for to negotiate now!

    I wish you all the luck with your negotiating. We sold quickly but no-one would budge on price in the next bracket up. We are now going to rent and see what happens.

    Hopefully you will have more luck than us!!

    Another FTB here. Deposit of up to £20k, found a nice one-bed flat I like, priced at £135k but I really want to get it under the stamp duty threshold. I have so many options going through my head it hurts!!

    1) With the market in free-fall as it is I am thinking about renting for a year or two, slowly adding to my deposit.

    2) Buy now (if I can get a decent drop on the asking price) and ride it out. The mortgage payment would be just over a weeks wages, so should be do-able.

    3) Forget buying alltogether and just rent. Its seems to be only us in the UK hung up on owning our homes. A mortgage these days would take me pretty much into retirement. So I'd own my home at around 65 but what would that achieve? I could sell up, rent and enjoy the money, but thats a bit late for me. I'm thinking about renting, buying a nice car with some of the deposit and live for the now....
  • We had a FTB view our house, but there is now doubts that they can get a mortgage.

    Should the EA have checked this out first? I was told he was a good first time buyer.

    Yep - me and my fiancee are first time buyers, due to exchange contracts this week and move in very soon. We plan on being the house a while, even to the point where we have a family in at least five years. We have seen the effect of the market though......

    The house is a 2 bed semi, large conservatory, garage, cul de sac, semi rural, close to Rochdale, Lancashire. Beginning of the year it was put on the market at £136,000. She reduced it a couple of months later to £130,500. We originally got it for £127,000. When the valuation was done it came back as £120,000 (!), estate agents said it certainly wasn't, but the seller would take £122,000. Valuation was done again and came back at £125,000.

    We are still getting it for £122,000, so not too bad really. Can't wait!
  • Just got an offer from a FTB, we wanted £125k as a minumum, the offer is for £120k. All EA's said it would get at least £125k, and should be marketed at £130k. We will probably take the offer. Just not sure what next for us.

  • Oooo, going to look at my first house on Sunday. I'm so excited. It ticks all the boxes so far.

    Quick question to all those who have been FTBs or just buyers in general, what do you actually do at a viewing (other than view)? :o Is the vendor generally there? Do you wait outside for the agent or knock on the door? (Don't laugh).

    I know these are really basic questions but I have NO idea so any inklings would be great.
    How long til pay day? :eek:
