What next after eviction order

Good evening. After waiting months for a bailiff I had managed to secure a eviction date for this Monday the 13th. All seamed good after losing thousands in bills and unpaid rent. Well just had. A phone call from the court. The tenant as just got herself a court day for Friday to suspend the eviction. Talk about final hours. Anyways she’s saying she can’t become homeless due to her being on the streets with two dogs and she’s suicidal etc oh and liver cancer anyways what happens I’ve got a 10 minute hearing Friday. I can’t have this going on months and months June I was last paid

Compete nightmare yes from when it all starting to October she’s always mentioned this 16.2.20 it looks like she will be getting her own way. She told me in September that is there anyway I could cancel her s21 and let her stay till February as her new house isn’t build. Still not paid rent or even attempted I think she knows the system very well0

So she's buying a New Build propety? If so, at least you know she'll have an asset. You'll be able to get a Charge placed against it for your claim for the arrears.

Having said that, the District Judges tend to allow first applications to suspend evictions. If it looks like it's heading in that direction then I would try to persuade the judge to make the suspension conditional on her paying an amount towards the arrears.0 -
She’s gone finally. She had the door open on Monday waiting for the bailiff and just went. Thing is she’s left all her stuff. I said this was ok as I was away for a week. Anyways I have said she can come back Monday to pick everything up. How long would you give them she’s trying to blag me saying she’s got 14 dAys to get her stuff out I’m thinking 9-5 Monday but that’s 8 hours of my time0

You have a duty of care for her belongings - do not just dump them (I know you don't plan to - just saying!). If she collects within the agreed week, fine. If not:She’s gone finally. * pack up her belongings
* take them to a storage warehouse and take out a contract
* write to her telling her she can collect any time on payment of the transport & storage fees you've incurred, but that if not collected within 3 months you will dispose of them.
* if she pays, fine- give her acess to the warehouse
* if she fails to pay, sell what you can to get back your costs (any additional money you get from sales is hers....)
Of course, the above assumes her belongings have some 2nd hand value.......
