What next after eviction order

Hello. I’ve had a nightmare with one of my tenants. Not paid rent for 6 months. Anyways I have a court order witch tells her to leave by Monday and pay the arrears.

I know she’s not going to do this? Would you apply for a high write I know these are around 1k?

    if you want to end your nightmare quickly and don't trust them to leave , get a writ of possession it will be quicker and they baliffs can remove them via the high court route

    When applying for HCEO to evict tenants, It is only a discretionary order and Judges can turn down such request....

    Advice given on Assured and Regulated Tenancy, Further advice should always be sought from a Solicitor....
  • They don't have to leave: Their absolute legal right, just as you as a landlord have the absolute legal right to serve s8 and/or s21 then pursue to court.


    Tenant also has the right to challenge the court order or get the case chucked out right up to when the bailiffs/HCEO are walking up the garden path.

    I find it interesting to correlate the problems people post about, with the style of their grammar and spelling.

    Perhaps it a modern version of looking out for the Shoe Shine Boy?

    Well done for getting your Possession Order.

    You can usually speak to the County Court Bailiffs at the Court and find out how busy they are and hence when any Warrant of Possession will be executed. I would only go to the cost of asking for the Possession Order to be transferred to High Court (and the Warrant of Possession to be issued by the High Court) if it looks like there is a backlog with the County Court Bailiffs and you want the tenant out more quickly.

    The High Court Enforcement Officers can also seize goods to set against any debt, which the County Court Bailiffs cannot. If you believe the tenant has assets that are worth something, e.g. a valuable car that they own outright, it might be worth going to the High Court to get your arrears back, but many tenants have little or nothing of value and hence if the County Court Bailiffs can evict the tenants quickly you might as well save some money and use them.
    The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.

    No doubt the landlord business is getting harder, but the OP is just looking for advice and some posters on here (not you necessarily) do seem to put the boot in when a landlord is in obvious trouble, which is strange because the forum in general seems to revere property ownership/mortgage debt and high house prices?

    I agree.
    Sorry, I didn't mean to be rude. Apologies to the OP.

    But I do believe it is possible to spot peaks and troughs by watching the public.
    Classic recent example; Bitcoin 2017. Every man and his dog was talking about it.

    A good sign to get out is when websites like the BBC start talking about it.
