OP, the transaction costs of moving are going to be high compared with the value of your purchase, so I'd suggest that you need to make sure it is somewhere you are happy to live for a decade or more.
There are several mortgage providers who will allow you to extend the repayments until you are 70, which may give you some wriggle room, as you could overpay after the first year or so. Make sure you have good insurance.
The other thing I'd consider is transport links. Although you both drive, if you could manage with one car it would make life much more affordable. So check the links for OH's work and start looking round the hubs. Preferably walkable to the hub if necessary.
I'd suggest then renting for 6 months in one of your preferred areas and seeing how that feels re facilities, friendships, and job opportunities for yourself. You can use the time to boost your savings and research the other areas.
And the car, yes, ideally we only need the one. If I can continue working from home then even better but currently awaiting decision from boss.

You'll need decreasing term life insurance anyway, in case either of you die within the mortgage period.
Depending on how good your employer is at covering ill-health, you might want to look at some sort of critical illness cover in case either of you can't work.
And self insure for short-term emergencies by getting 3 months living costs in savings.

If anyone's happy to elaborate on the not so 'popular' areas then that will be helpful. I have done some research and included about a dozen or so on a list.. but I wouldn't want to offend anyone by naming those places.. ;-)

Decreasing term insurance is usually pretty cheap, and you can cancel it when you pay off, or get near to paying off, the mortgage.
Do either of you have pensions that provide early retirement on ill-health grounds? If not CIC might be useful, even if only for the first few years when the risk is greatest?If you've have not made a mistake, you've made nothing0 -

We used to live 6 miles from work but the commute took an hour as we lived on one side of Sheffield and worked on the other side.
We now live 22 miles away but the commute still takes an hour as we are on the right side of Sheffield for work and the commuter links are excellent.3 -
I can HIGHLY recommend Barnsley!! I moved here years ago and love it. I work with lots of ''southerners'' who sold up and moved up north and chose Barnsley due to low house prices, good schools and low crime rates. You can be in Sheffield in 10-15 mins, Leeds in 20, Wakefield in 15..Manchester in 35 minutes..
The town centre has undergone a multi million pound regeneration, great transport links and VERY green
