HELP SELFBUILD Newry area

We haven't started to build yet but our budget is 280k, so need to see what tenders come in at to see if this is possible. If not we will have to delay building, but hoping to save money on fixtures of the kitchen and bathroom and leave the rest unfinished if money is tight. We have spoke to a few builders who say £60-75 per square foot should be possible for an average quality build completed to this level however we have a stone finish on the garage and sliding sash windows so would need to find places to save money to counter these overspends! What figure has your QS given you?0

QS had priced £215k so but that was a lot of the internal work done so we are happy enough to proceed and not totally finish the house inside and try do with a lesser mortgage and finish off then as we save it up ourselves.
The only thing to have gone off plan to date (currently at wall plate) is the amount of building we had to do under the ground as it could not have been anticipated until the ground was dug.
I cannot understand how £200k wouldn't at least get a house to a moving in stage as I do know a couple who are just completed a self build in Tyrone area and house (3200sqft) and also a 600sqft garage and done for £150k. House is finished to a reasonable standard and underfloor air source heating etc fitted.0 -

The cost of building in NI sure is incredibly cheap - haven't ever seen 300m2 house and a garage built for £500 a m2 square - take it the building regs over there are really lax? you really couldn't buy materials at minimum regs for that kind of money in the rest of the uk
You should take these kind of anecdotal stories with a huge pinch of salt, not everyone tells you the true figures spent or how much of their time it took up. I second this. The self build I live in was done with huge personal input, blood, sweat and tears, and calling in favours and so on. The cost came out at roughly £750 per square metre. This meant compromises so the end result would not be deemed a beauty shot. Hence achieving £500 is nigh on impossible unless one is a skilled bricklayer, carpenter, roofer, plumber and so on all in one0
