Hi all
I am new to this and am currently beginning to complete a self build. We are project managing ourselves and Im wondering what prices people would recommend per sqft at the minute. We just want to get the basics to move in - kitchen, living room, bedroom an a bathroom. the rest can wait. The house will be approx. 2950sqft 4bed storey and half. Any help/advice appreciated!!

this is a wind up?
You are starting and you have no idea of prices and you intend to project manage the job, on a massive house?0 -
The first thing to learn is that the trade uses metres not feet0

We did get a QS to price it out and had to use that for mortgage purposes but I just wanted to know what people have been finding are the prices out there and their experiences.
Its difficult to get exact figures of costs until you start as you never know what type of ground it is until you begin digging either. We know people who have spent thousands in the foundations alone.
We probably are a bit innocent when it comes to the size as im not sure what 2950sqft will feel like? I don't know if its average size or large etc.0 -
Sorry we would be 274 sq metres0

so you've had a paid professional, whose entire job is to price building projects do work for you, with access to the full plans and details of your site, but you are asking random internet strangers, and providing next to no information?notaclueselfbuild wrote: »Its difficult to get exact figures of costs until you start as you never know what type of ground it is until you begin digging either. For all you've told us your plot could be on the top of a mountain or be the bottom of a swamp.notaclueselfbuild wrote: »We probably are a bit innocent when it comes to the size as im not sure what 2950sqft will feel like? I don't know if its average size or large etc.
The average UK 3 bed semi is 85 sq m, so your build is over 3 times the size.
Dodgy build contractors are going to eat you for breakfast, If you don't know the right questions to ask, you are in no position to project manage a project of this size.
sorry to be blunt, but I'd rather tell you now, rather than read a post in 2 years about the builder that ripped you off for £200k on the consumer rights forum.0 -
You keep posting in at least three different boards, presumably with different usernames, unless your duplicates are being deleted?
I commented on the first one the other day on the House Buying board.
And if I'm not wrong, your house has shrunk since the weekend.

But it's okay because Annie will be around tonsay that it's all the builder's fault and that we have a vested interest in supporting the builder.
Regardless of the fact that we do try and point people in the right kind of direction at the beginning.Everything that is supposed to be in heaven is already here on earth.

Before going any further, OP needs to remember that clearly confirmed their agreement to and understanding of this:Forum users mustn't post comments more than once on the forum (the only exception is members of the MSE Team; when needed). It's called spamming and most internet forums forbid it. Where spam is reported to the Forum Team, the posts are deleted and the user's posting privileges may be removed.0

This always makes me laugh, you see it on that TV show all the time (anyone?), someone buys a house, does it up and they visit it 6 months later. They ask "did you do much yourself?" and the guy proud as punch says "yes most of it actually, as I project managed the whole thing", in other words "I sat around barking out orders, causing trouble, slowing everything down and p1ssing everyone off by telling people how to do a job they've been doing for 40 years and I didn't actually lift a finger".
I'd love to go on that show, i'd be like "yeah I did the kitchen, the bathroom, the new carpets, wallpapered, painted, new doors and rewired the entire house...... Single handed".“I may not agree with you, but I will defend to the death your right to make an a** of yourself.”
