Conservatory built over manhole...

Hi All,
I'm about to buy a property that has a conservatory that might have been built over a manhole (I'm having a CCTV scan done on Friday to check.)
If it has what options do I have and how much is it likely to cost, thanks.

i would check with the building regs as i think they can be quite tricky with something like thatThis is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0

It is possible to build over a manhole as long as the manhole cover is the screw down air tight type and also where the drain itself passes through the foundation precautions have been taken so that no load is imposed on the drain or it could possible break.
Having said the above I dont know whether it would contravene building regulations.
It is a good idea to have the CCTV to check whether the drain has sustained any damage or deformity.0 -
What do you mean check the build regs? As it was built last year there weren't any building regs to comply with - the vender claims that there wasn't a manhole in the garden whilst the drainage searches show one should be between the boundary of two properties but its not there.
Just wondering if anyone has experienced a similar problem with having a conservatory built over a manhole cover?0 -

That's the plan for this Friday, just wondering what could be done if it has been built over the manhole, I.e moving it, getting build over agreement, etc...0 -
Not just the manhole, if the build over is on a line of a drain start asking awkward questions. (Just ask if you want to know some )
PS under the new regulations what to you is a drain might now be a sewer as far as the Water Authority are concerned.

Sorry, but just found this.
Does that mean that you can not build over a manhole?
We are looking at having a conservatory built but it should go over a manhole cover0 -

Some years ago we were intending to buy a property which had a conservatory built over a manhole cover. This was spotted by the surveyor who advised that
a. permissions would have to be sought retrospectively
b. access to the manhole would need to be provided and that would cost a significant amount as some digging down to it and providing a raised hatch would be necessary.
We found another house!0 -
